When it comes to increasing the value of a house for resale, many people know that it is important to focus on the high impact areas, in particular the kitchen and the bathroom. These areas are commonly the feature points of the house, and prospective buyers look to these areas to see the quality of the overall house. Other areas that will make a great impact include areas like painting, and carpets.

Kitchen Upgrades

Whether you are considering minor kitchen updates with high impact or a complete kitchen renovation, it is worthwhile considering the different options that are available to you. The most important thing to consider is whether it is likely that the upgrades that you are embarking on, will assist with either a higher resale value, or a broader target market that will assist in a quicker sale.

There are multiple areas that can make a big impact, such as painting, replacing appliances or even a complete reconfiguration of the kitchen area to make it more functional for the prospective buyers. If your buyers can see themselves working away in the kitchen preparing meals, then it will no doubt assist in sealing the deal when it comes to signing the contract.

Bathroom Upgrades

This is an area where some houses fall down, in that they do not have a high appeal. Keeping in mind that the prospective buyers will need to be using the bathroom areas multiple times per day, it is crucial that there is a high level of appeal in these areas. This area is also an area which you have multiple options, with whether you will do minor repairs and upgrades, or if you will do a complete bathroom renovation. Sometimes just changing the faucets will have a high impact, and other times modernizing the look and feel with new tiles and paint will give a more welcoming feel to the bathroom.

Painting

To get a good return when selling your property you really need to have nice surfaces that don’t detract from the overall look of the house. A coat of paint will often brighten up the house, and make it far more attractive to prospective buyers. Getting rid of the old 1970’s colors like the browns that were popular in that era, also helps to give a more modern look and feel, and appeal to more people including younger families.

Flooring/Carpets

Sometimes giving tiles a thorough scrub can bring them back to life, and replacing old dirty carpets will have high impact. Not many people know, that if you have light colored carpets that are stained then you can get them dyed in a darker color, instead of replacing all of your carpets. This is a much cheaper exercise with high impact, and much better convenience as it ends up being a minor fix to the house.

Street Appeal

Making changes to the front of house, will often help with selling the house, as it is the first thing that people see as they approach the property. Some of these improvements can be minor in nature, but major in effect. Making sure that the area is not overrun with weeds is crucial to making sure that the house won’t have a negative street appeal. Sometimes a quick coat of paint will also have great effect too.

Making the right choices

The main thing to consider is not to make sure that you don’t over capitalize on the improvements that you are making. The idea is to increase value, without spending too much money, along with increasing the appeal to your potential buyers. The end result should be a far more attractive house.
