Time To Update And Remodel Your Home? Here are 5 things to know!

If your home is looking a little run down or outdated, it may be time for a few renovations. When you are making renovations, you generally want to think about not only what you want, but what might provide the most value if you have to sell your home later. With that in mind, here are five things you should know before updating and renovating your home.

Kitchen

The kitchen is the heart of the home. It is where all paths cross and where a lot of conversations happen. It is also one of the big places home buyers look for value. How much updating you do to your kitchen will ultimately depend on your preferences and your budget. Changing the back splash to one with new, modern tile can bring some life back into a dated kitchen. Cabinets are a big selling point, too. Cabinets are expensive, but you may be able to get away with simply refinishing the old cabinets. Changing fixtures such as faucets and lighting fixtures can add a high-end appeal without the high-end price tag. Switching out a dated Formica countertop for a granite or butcher block countertop can make you and potential buyers happy to be in the kitchen.

Bathrooms

After kitchens, bathrooms are the next big place where potential home buyers will look for value. Even if you are not looking to sell anytime soon, your bathroom is a place where you should feel pampered. Update the tile for a fresh, new look. As in the kitchen, switch out old fixtures. This may include sinks, tub, and toilet. A glass enclosure for your shower can contribute to a sleek, clean look. Painting the bathroom with a light color or earth down will give your bathroom an airy, spa-like feel. Make sure there is plenty of storage. You will need places to put everything from towels to shampoo to makeup and hair accessories. Plenty of lighting, light colors and mirrors can make a small space feel larger.

Storage

Another thing homeowners can never get enough of is storage. Sometimes you can make storage a beautiful part of the structure like cabinets and drawers. Sometimes you may simply hide storage like a bedroom closet or garage. You may even have a room in the basement with shelves for storage items. Getting a closet organizing system for your walk-in closets will help you to maximize space and keep things tidy and organized.

Outdoor Living Space

A big thing that home buyers in today's market are looking for is outdoor living space. This just means a space where you can relax and entertain while enjoying the outdoors. This may mean a deck or patio. Some people have a screened porch or sunroom. You might even have a pool. If you are going really high-end, you can have an outdoor kitchen complete with a top-shelf grill, counter space and sink and even an outdoor refrigerator. Your home and budget may determine what sort of space you build. But, whether you are looking to sell or stay where you are, an outdoor living space is well worth the investment.

Curb Appeal

Outdoor living space is often in the back of the home where homeowners and guests can enjoy a little privacy. In the front of the house, you should be investing in your home's curb appeal. This means making sure that your yard has been mowed and weeded. Hedges are trimmed and flower beds are mulched. You may even invest in a new mailbox and some paint where paint is peeling. Having curb appeal will make you feel good as you drive up to your home and will make a stunning first impression on potential home buyers.

When making updates to your home, you naturally want to make updates that will make you and your family more comfortable in your home. But, you should also consider what will add the most value if you have to sell in the future. Focusing on these five areas will ensure the maximum return on your investment.
