9 Tips to Help Sell Your Home in a Buyer’s Market

As the US and Canadian economy stabilize, many markets are still slow.  Here are 9 tips you can use to help sell your home in a buyer's market!

 

1. Light up the front and back yards.  Consider adding garden lights along the pathways and security lights to your entrances.  This is a simple and cost-effective way to make your home more livable.

2. Keep it looking like a show home.  Un-clutter.  Decorate with a sense of minimalism.  Put half your belongings into storage.  Keep it simple. You want your prospective buyers to be imagining where they would put their furniture, not marveling at how much junk one family could possibly accumulate.

3. Update the bathrooms: Updating the sink, installing a new mirror, improving the lighting, and renovating the shower can all go a long way in improving the value of your home.

4. Create the perfect kitchen: Updating the fridge, stove, and dishwasher can win over a buyer who is on the fence.  Replacing the countertops and cabinet doors can also freshen up your kitchen’s look. This is definitely not cheap, but added cost will be reflected in your price and your home’s desirability.

5. Build an amazing fence: If you're trying to sell a house, the appearance of a fence adds value to the home overall and will entice buyers.  Privacy and security will make your home feel like their new home. You may want to consider hiring a hydrovac truck to dig post holes and make sure you avoid hitting underground utility lines.

6. Make your home energy efficient.  Improve the insulation of the roof and walls.  Upgrade the furnace. Install water-saving showerheads.  Use energy efficient lights. Consider adding solar panels.  Then, brag about how efficient and money-saving your house is in your listing.

7. Repave the driveway: Not cheap, but the esthetics of a new driveway make your home look polished and attractive, and improve the resale value.

8. Get your garage in show-home condition.  This can be an easy one to overlook, but a messy and smelly garage can be a turn-off to potential buyers.  Get out the oil stains, declutter the walls, put up some shelves and cabinets. Hang the bikes and put snow tires into storage.

9. Get that green lawn buyers drool over.  Keep it mowed, fertilized, watered, and de-weeded.  Better yet, add some flowers, plants, and improve the landscaping to make it look like a home your prospects want to live in.
