What Gives An Area Character And Ways You Can Use It In Your Listing

Written by Posted On Sunday, 01 July 2018 10:35

Buying a home is an incredibly subjective process. Most buyers will narrow their home search based on general location, price, and size, then pick from there. Of the homes that meet these basic requirements, the one that gets chosen is often for personal preference of the buyer. This can make it difficult for a seller, especially if their home gets passed over for unpredictable reasons. There are ways combat this issue, however. One of the best ways is to highlight the character of your specific neighborhood and the unique amenities it has to offer. Essentially, you need to sell the lifestyle that comes with the house you’re selling.

Prevalence of Local Events

Does your neighborhood have more events than others nearby? Does it host any events are are unique and not seen anywhere else? It’s generally the case that these are more common in cities in general, but some have more than others — and some neighborhoods within a city host more than others nearby. It’s why some areas can earn titles like the “best for 5K races.” If you aren’t sure of what your neighborhood has, then look around — you’ll probably see flyers hung and may even run into an event going on. Otherwise, you can use sites like Eventbrite or Facebook to search for big happenings that you can mention in your home listing.

Historic Neighborhoods

Washington D.C. and Boston aren’t the only areas with history to boast. There are so many moments of the past that took place throughout the entire country. Chances are, there is something historic that happened closeby the home you’re selling. This is a perfect opportunity for you to highlight the character of your area and convince buyers of what makes your listing unique. It’s even better if the historic site or event is in your immediate neighborhood. Consult your local government’s website for information on your area’s past, or use tools like the History channel’s app.

Well-Known Local Stories

A famous person calling a place home, a well-known court case, and more can put a town on the map. It’s especially impactful for smaller cities, as opposed to a big city that is already well-known. Jessica Biel, for example, is from Ely, Minnesota — a city of ~3,500 people. Other examples of local stories include a national chain’s original flagship store (such as the first Starbucks in Seattle — now a national coffee fixture), or the recording site of a famous podcast (such as the Joe Rogan Experience in Woodland Hills — one of the most popular podcasts in America). You can use any pieces of trivia like this to bolster your home listing.

Chances are, you as the home seller know a lot more about your neighborhood than prospective buyers since you’ve lived there. Never assume they know about all that your area has to offer and always make sure to highlight what makes it unique. It will go a long way in your home selling process.
