So you think you want to get started investing in Real Estate ?

That's awesome for you. Make sure you always do your homework so you won’t get taken to the mat.

We have put together some great tools that we’ve found in our path to success.

I want to mention here that most of these websites are completely free!

Here are a few websites that you should become familiar with:

1. Zillow

Zillow is the largest, most comprehensive real estate website on the block. They are consatntly building more and more data on real estate like few other websites.

The CEO of the company, Spencer Rascoff, says their company’s most valuable asset was their “living database of all homes”.

The Zestimate tool is usually a little off, but, provides an easy goto tool for a general idea of a homes worth.  You still must know how to analyze the local comps and evaluate the local market for yourself.

Spend some time on Zillow to get to know the details of each house recently sold in your target neighborhoods. Really try to identify the prices and understand why a seller and buyer picked that price to settle.

Zillow is a great tool for investors to get to know their local markets.

2. Craiglist

Craigslist is an awesome, free, site. There’s many....many deals here if you don't mind doing the research. Even post some ads describing what you are looking for can be very beneficial.

3. LoopNet

LoopNet is great for commercial real estate investing.

If you have a building you want to sell then this is the website you want to list it on.

Make sure to play around with LoopNet and see what all the site has to offer as you transition into the commercial end of things.

4. Auction.com

Just like its name suggests, Auction.com is a large website of auctions. They have foreclosures, short sales, REO's, land, distressed houses, as well as new construction. 

Make sure you check out the auctions calendar, and make a trip to visit some auctions. Networking is a big key to the investing business and you never know who you might run into at one of these auctions. It's also a great place to hand out business cards too!

5. Realtor.com

The is one of the largest places to search your local MLS (multiple listing service).

Some of the data doesn't always line up with what the actual markets are saying but it is a good tool to have in your belt. 

6. Walkscore

Most investors have never even heard of Walkscore.com.

This website gives you a ton about any address you punch in. It tells you how a prospective renter or buyer will evaluate the house and even what’s nearby and how long it takes to access the property.

It’s also a free, fantastic, tool to help you target areas that are underpriced. If you see an area that has a seemingly high walkscore with low prices, chances are pretty good that prices will go up over the next couple of years. There are big exceptions to this but the walkscore is a great guide once you learn how to implement it.

These tools should help you to understand your market, as long as you take the time to learn each one. Make sure you do your homework, and are familiar with the markets before you start putting your money into any housing investment.
