3 Steps to Selling your House in Today’s Market.

According to a report by realsimple.com, 75 percent of people who sold their house said it was an extremely difficult and very stressful thing to do. In-fact they went on to say that over ⅓ of people found it so stressful it brought them to tears. And that was before the Coronavirus. Here’s the good news. Despite what you may have heard, and despite COVID-19, you can still sell your house right now. AND we are going to tell you how to get it sold successfully. These 3 steps will sell your home fast, you will sell it for an amazing price, and the entire process will be relatively stress-free. Isn’t that what you want?

First, let's take a look at some recently-released numbers of sold homes across the country. In Denver, we have seen a dramatic drop of 25.5% the number of homes sold when comparing to the same time last year. However, that is contrasted by positive numbers in both Phoenix and Indianapolis. In Phoenix, the number of homes that were sold rose 3.5% while in Indianapolis sales grew by 7.8%. This data was obtained from the Indiana Association of Realtors, Colorado Association of Realtors, and Phoenix Realtors. 

Despite these mixed numbers we can say that between these 3 cities over 20,000 homes were sold in the month of April 2020. The key take-home point is that homes are still selling. Therefore if you are planning to list and sell your home you still can despite the coronavirus. So where do you start?

Step 1: Make a Plan. 

It has been said that “A goal without a plan is just a wish”. Therefore if the goal is to sell your house you must absolutely have a plan. To create a plan you must first brainstorm.  Write down absolutely everything you think of. Ideas about what you need to do and questions you might have. At this point every idea is correct. WRITE IT DOWN!

From this brainstorm session, you will be able to create a guiding document that answers questions like:

  1. When do you want to sell?
  2. How quickly do you want to sell?
  3. Who is going to sell your house? (agent or FSBO)
  4. Where are you going to move to?

These are just a few questions to get you thinking. Jennifer from Keller Williams in Denver stated “I have worked with many clients selling their homes who just didn’t know what they wanted. By sitting down and creating a plan they could see exactly what needed to be done” She went on to say “Making a plan is the most important step in selling your home - especially with the added complications due to the Coronavirus”.

Step 2: Execute your plan.

Now you have a really good plan in place you have to put it into action. Step by step you will work through each item that needs to be done. At any point, if you become unsure of what to do you can look back at your plan. If you want to use an agent this is when you will pick one. Picking the right agent will make selling your house easy. Talk to a few agents. Don’t just pick the first one. Ask plenty of questions about how they will get your house sold. Be sure to include questions around the current global pandemic. Good agents will be able to tell you exactly what needs to be done. 

During the execution phase, you will also have to prepare, maintain, and show your home to potential buyers. It can seem like a hassle and overwhelming. However, you have made a plan and you know what to expect. Therefore this part of selling will be relatively stressfree. 

Step 3: Standout

Now more than ever your house needs to stand out if you want to get it sold.  With the current uncertainty, you have to convince buyers your house should be their new home, and now is the time for them to buy it. There are many great ideas and opinions on how to make your house stand out. We spoke with Alicia an agent that represented over 300 clients in Denver, CO in 2019. She said “I tell all my clients to give their front door a new coat of paint, be really accomodating regarding showings, providing extra pictures and video, and finally, write a cute letter from their home to the potential buyers. It really works” Furthermore she added “With the Coronavirus a little kindness and caring to potential buyers goes a really long way”

Selling your house can seem really hard. Selling your house during a global pandemic may seem near impossible. However, if you follow these steps you can not only get your home sold, but you can get it sold quickly and for a great price.
