How to Rent to Own a House

Rent to Own agreement is an opportunity to look at for both sellers and buyers. They took advantage of owning a home and selling a home in the market in certain terms.

The best way to do this is with a “Lease Option”. A Lease Option is a basic lease agreement with the Option for the Buyer to purchase the property written into the lease. This will do a few things…

  1. The purchase price is determined up front.
  2. The renter/Buyer will pay a down payment upfront that will eventually be paid against the purchase price.
  3. The Renter/Buyer can have part of their monthly payment go towards the principal balance.
  4. The Owner/Landlord will have a higher cash flow.

The rare a few other benefits but those are some of them. You could also do a “Land Contract” but I do not usually recommend them. In a Land Contract, the seller becomes the lender and the buyer then pays the mortgage payments to the seller. This causes the seller to have to wait 10–20 years to get their money for the home. There can also be big issues if the buyer defaults on the loan and in some areas you may have to foreclose on the Buyer. One of the advantages is rent to own agreements are attractive to renters is because they can engage in a contract even though they have a bad credit status. He or she can improve their credit rating by renting the property and later, they may be able to get a loan to purchase the property. While the disadvantage is when you decide not to buy the property, you will lose all the money you paid including the initial premium payment. Also, in cases of missed or late payments, you may lose the option to buy the property.
