Should I fix my roof before selling?

Posted On Monday, 13 December 2021 21:05

Besides location, which you know is key when selling a property, curb appeal can also make a big difference as to whether a home sells quickly or stays on the market for months on end. And part of that all-important curb appeal is the state and condition of your roof. However, as a homeowner, when the time comes to sell your home, you may be wondering if replacing a roof will provide the results you expect or if this is something you should let the new owners take care of. You reason that with today’s variety of styles, colors, and materials, the new owners might want to put their personal style on the home, and you might as well leave this to them, or should you?

What a Buyer Sees First

When a potential buyer stops by or drives by your house, they will immediately notice a roof that is not up to par. That is why a roof in poor condition will have the following consequences:

Fewer Offers

A buyer who notices that the roof will need to be fixed or replaced will also suspect other issues inside the house. They may imagine that it will be up to them to upgrade the bathrooms and kitchen as well and just decide to drive on and skip your open house. If a buyer is looking for a home that is new or move-in ready, they will be put off by a roof that looks like it has some missing or cracked shingles.

More Complicated Sales Process

A buyer who ends up falling in love with your home may request that you fix the roof before they agree to the closing. They may also be stricter when it comes to the inspection and make the whole selling process take longer and become much more complicated.

Lower Sales Price

A smart buyer will immediately detect that the roof is in a poor state and that a roof replacement will be inevitable in the near future. They will use that information and make a low offer for the house. You will find it hard to refute the argument and may have to either accept a lower offer or lose the buyer.

What options do I have as a homeowner?

Depending on the condition of your roof, there may be several options open to you. These are:

Replacing Shingles

If there are trees close to your roof and their branches have damaged some shingles, you may get away with replacing individual shingles. Only take this option if you are sure that your roofer has been able to find similar shingles to the ones you have on the rest of the roof.

A New Roof

If a partial roof repair is not an option because the roof is either too damaged or too old, you may have to absorb the cost of a full roof replacement. And even though you may not get a full 100% return on your investment, you know you will sell your home for a better price and much faster. Just make sure to get the job done by the best roofing contractors in South Florida that will do the job efficiently and correctly and get your home looking like new.
