Five Benefits of Renting Instead of Buying

Buying a home might be something most renters want to do someday. However, there are some benefits to renting, at least for a while, before finding and buying your dream home.

You get to live in different areas

Living in different areas can help you get an inside look at what they are like. Although you can visit an area, you can only experience some things by living there. If you discover there is a high crime rate, have some noisy neighbors who refuse to be quiet, or just realize it’s not the right area for you, it’s easier to move.

For example, you could use a New York real estate company to help you rent an apartment in Brooklyn, and see if the location lives up to your expectations before you decide where you want to settle down, but you might discover you prefer renting. Some of their properties can also be viewed virtually before you decide whether you want to view them in person.

You’re not tied down

Some people might prefer to not be tied down by owning their own place. There is more uncertainty with jobs, and if you rent, it can be easier to relocate if you need to.

It also depends on which stage of your life you’re at. If you’re married with children, you might prefer to buy a home and settle down in one place. However, for a single person, renting might be a better option, and leaves you with more choices if you ever need to change areas, or you might prefer to share the cost of renting with roommates.

Time to build your credit rating

If you have a low credit score or haven’t had a chance to build your rating, then renting gives you time to do this. You can still buy when you’ve built up a better score, but you can take your time and might get a better deal on a mortgage.

No repair costs

Depending on the condition of the place you want to buy, and the area (if it’s known for storms) repair costs can be expensive. By renting, you don’t have to worry about finding the money to cover these. These are the landlord's responsibility unless you have personal belongings which need replacing or repairing.

No hefty deposit

If you choose to rent, you will still need a deposit, and usually, several month's rent in advance. However, this will considerably less than the deposit needed to buy a home. Of course, the downside is, that you won’t own it, but the freedom you have to move can offset this. For some people, particularly those without children, may not have anyone to leave their home to, and renting can be a cheaper option with fewer financial concerns or long-term commitments. Not having to save thousands for a deposit means they can move quickly if they need to.

Buying a home may seem more appealing, but renting isn’t without its benefits. It depends on what you can afford and whether you see yourself staying in the same home for a while or moving around frequently.
