A savings and housing cooperative offers a slightly different arrangement. There is nothing secret about it either: you join a housing cooperative. Unlike an ordinary housing cooperative, a savings cooperative is different because it is not tied to a single property. A housing cooperative is created as part of the construction of one object, i.e., a building or a house is built, and that's where everyone is given apartments.

A housing cooperative is free from this. In this respect, you can buy premises in any building under construction in your city. On the other hand, a savings and housing cooperative is also an organization that exists at the expense of its members, so you have to pay for their existence.

If you go to a bank, there are various payments in the form of insurance deductions, life insurance, and other means. A cooperative also requires money deductions for its maintenance: monthly membership fees, entrance fees, and other fees. In addition, the cooperative itself has a special account for your share, which you pay, and you have to contribute more money to the share account.

When there are enough funds in this account, which varies from cooperative to cooperative, we met, for example, that you should have at least 50 % of the cost of the future apartment in your account. Only after that can you apply for the purchase of a specific apartment. After your application has been considered, the cooperative may purchase the apartment for you using the funds available and provide it in installments.

Then you have to repay the installment within a certain period. Keep in mind that the term of such installments is not a mortgage for 10-30 years. The cooperatives are much smaller organizations than the banks, so the installment period is quite small - 5 years. Within 5 years, you have to pay the remaining 50% of the apartment's cost, which is quite a lot of stress.
