5 Challenges of Buying a Home

Posted On Wednesday, 31 May 2023 19:43

The home-buying process can be exhausting, time intensive, and stressful. Before looking for a house, learn the obstacles you might encounter and prepare to overcome them. Here are five challenges of buying a home.

  1. Saving for a home down payment

Home buyers have challenges raising the down payment, primarily because properties are expensive. While some lenders need a 20% down payment at closing, others don't. Your inability to raise the money can be a significant hurdle in your homeownership journey. Saving for a down payment takes time, depending on the funds you can put away and the amount you wish to spend on your dream home.

The area you're buying from also impacts the time you need to save. Note that the more a home costs, the more down payment you’ll need. Luckily, down payment assistance programs provide grants and loans to cover all or a portion of your down payment and other closing costs. However, you should determine your eligibility for this homebuyer assistance before applying.

  1. Finding the right home

Finding a property that aligns with your requirements can be challenging. The constantly increasing property costs make it harder to find the perfect home. The right property depends on your budget, required space, and maintenance and upkeep preferences. When looking for a suitable home, consider the home style (single-family home, condominium, multi-family home, and manufactured homes), specifications (lot and yard size, kitchen features, driveway and garage type, a pool, and extra rooms), and the neighborhood style (urban, rural, cul-de-sac, retirement, golf course, and walkable neighborhoods) you want.

  1. Affordability

While most people depend on mortgages to fund new homes, the mortgages have eligibility rules, including determining your FICO score and a sizable down payment. Usually, down payments are a specific percentage of the home's sales price. A mortgage lender assesses your FICO score to decide your eligibility for a mortgage loan. A high credit score earns you a low-interest rate and means paying less interest over the loan's life.

A low credit score fetches you high-interest rates, translating to more interest over your loan's life. Boosting your FICO score before applying for a mortgage loan can help you land favorable interest rates. The property’s location also affects affordability. So, consider neighborhoods within your budget.

  1. Finding the right real estate agent

While the right real estate agent is crucial to finding a suitable home, getting a reliable one can be challenging. Word of mouth or referrals are among the best ways to find a real estate agent. Research, your network, and official referral sources are excellent ways to find an agent. The best real estate agent should be experienced, have the relevant certifications, and know the neighborhood you're considering.

  1. A competitive seller’s market

A seller’s market occurs when the demand for homes exceeds the supply. Since fewer properties are available, houses sell faster, and buyers compete to score properties, causing bidding wars. In such conditions, buyers are ready to spend more than they normally would. As such, sellers can hike their asking prices. Should you find a property you like in a seller’s market, buy it immediately or wait until it's a buyer's market.

Endnote

The home-buying process isn’t easy, especially for a first-time homebuyer. However, finding ways to navigate these challenges can help streamline the process.
