The Influence of Digital Currencies on the Real Estate Sector

Posted On Monday, 18 December 2023 11:23

At first glance, real estate and Bitcoin don’t have much in common, apart from being highly-valued assets that most investors want to add to their portfolios. However, while the former is a traditional, well-established asset, the latter is a relative newcomer to the environment. The reputation of cryptocurrencies has mellowed over the past few years, but there are many who don’t believe in their ability to create real value over the years. The main reason for this mistrust is that prices remain volatile.

In 2022, all crypto markets were impacted by the emergence of a strong bear market. While many believed that this would be a thing of the past going into 2023, it appears now that their estimations were entirely too optimistic. The slowdown continues, causing markets to stagnate and even lose some of their hard-earned value.

With all that in mind, it can seem complicated to picture a world in which cyber assets have any sort of realized impact on real estate. And yet, that is indeed the case.

The advantages

There are many advantages when it comes to investing in real estate. The first and most important is appreciation. Investors increase their revenue through rental income and appreciation. Since the value of real estate tends to go up over time, you can incur sizable profits when it’s time to sell. Since rents also increase over time, cash flow levels continue to rise. Paying down a mortgage results in building equity. This asset class is part of your net worth, so you later benefit from more leverage that allows you to buy even more properties.

There are also several upsides that are similar to those provided by investments in Bitcoin. For example, both can act as hedges against inflation. Bitcoin has earned the nickname “digital gold” for its ability to do just that, while in the case of real estate, this ability comes from the relationship between the market demand for real estate holdings and GDP growth. That means that, as economies become stronger and more robust, more people want to become involved in real estate investments, which in turn drives rents higher.

Real estate retains its buying power this way since the tenants absorb a portion of the inflationary pressures. Portfolio diversification is another important and crucial factor for investors looking to succeed in their endeavors. You can’t put all your eggs in one basket as, in case of market failure, you’d struggle under the burden of considerable losses. Real estate has a low to negative correlation with other asset classes, while Bitcoin operates in a decentralized environment, away from traditional economics and finances.

That means that both can remain largely unhindered by external environment changes and even thrive when other holdings deal with losses.

Faster transactions

The blockchain is well-known for its ability to enable fast transactions regardless of day, time zone or geolocation. Borders do not impact Bitcoin, and transfers work fast, irrespective of where you are. This is one of the many reasons why the system has become so popular among tech lovers, and many researchers now believe that it can be used to power procedures across numerous businesses and industry areas.

This would also be the main advantage of adopting cryptocurrencies in real estate transactions. Since the classic methods mean that it sometimes takes days or even weeks to complete a financial transfer, using the blockchain reduces the time to a matter of minutes. Cryptocurrencies can even be less expensive. Some procedures used by investors can come with additional costs for both senders and recipients. Crypto comes with cheaper transaction fees, potentially making real estate investments more accessible.

Fraud reduction

Scams and fraud can occur on the real estate scene, being considerably detrimental to investors through loss of capital and confidence in the market. In some cases, the main reason is that the several parties involved either made a mistake or were ill-intentioned. The blockchain on which cryptocurrencies are located and traded offers a transparent and safe environment for transactions. Ownership transfer is, therefore, safer.

The decentralized ledger is immutable and cannot be modified in any way once data enters the system. Records cannot be changed or removed, meaning there’s always a reliable record of your transactions that you can check if you need to. All transactions you perform as part of your real estate ventures are, therefore, safer, and you don’t have to worry about your money becoming lost.

According to FBI reports, there were more than 11,700 victims of real estate fraud in 2022. This is a threat to both sellers and buyers. Since Bitcoin transactions are protected by cryptography, they are highly resistant to fraudulent activities such as double spending, which ensures the integrity of the system and guarantees that all transactions remain tamper-proof.

The blockchain also allows users to verify information. This way, buyers can avoid title fraud, a scam technique during which criminals sell property that is not rightfully theirs. The blockchain establishes a comprehensive chain of title, which allows buyers to verify the legitimacy of a property’s ownership before moving on to buy.

High-end choices

Although it can seem far-fetched to correlate Bitcoin with the luxury market, the two are actually interlinked. High fashion brands have already started giving their customers the option to pay in cryptocurrencies, and there’s also a lot to say about using the blockchain to verify product authenticity and prevent the propagation of counterfeits.

However, cryptocurrencies also show promising results for luxury real estate. Penthouses, mansions and even vacation homes are listed for sale in BTC. This creates a market for investors who own considerable amounts of cryptocurrencies and would like to find real-life uses for them. International buyers are also interested since the buying process occurs much faster than during a cross-border transaction completed through traditional buying methods.

As such, while it might seem that Bitcoin doesn’t have much to do with real estate, the truth is that the two environments are actually quite connected, and cyber coins could even help the real estate sector thrive.
