How to Reduce Stress when Selling Your House

Written by Posted On Wednesday, 17 February 2016 10:50

I work with many sellers and one common theme I see over and over is that they want to sell their house with no hassles and no additional out-of-pocket expenses for updates, fees, and commissions. I will inform you how to do just that.

Let’s face it, moving is one of the most stressful things we do in life, now add to it selling your house! How you go about it will make all the difference starting with becoming an informed seller. I will talk to you about the first decision you have to make, which is: how do you plan to sell your house? Here are your options:

     1.  List my house with a Real Estate Agent
     2.  List my house For Sale by Owner (FSBO)
     3.
Sell my house directly to a Professional Home Buyer

Let’s look at the pros and cons of each so you can choose the solution that best fits your needs.

1. Listing with a Real Estate Agent

This is a great option if you have a near-perfect house and are willing to wait for as long as you need to get it sold (which sometimes means reducing your sale price). You don’t mind spending money on repairs, preparing and leaving your home on weekends for open houses, waiting months for the perfect buyer, paying 3% commission to a Seller’s Agent who represents you/negotiates the sale for you AND 3% commission to the Buyer’s Agent for a total of 6% commission.

EXPERT TIP: If you go with this option, I highly recommend you find the top-performing Agent in your area. There are websites to help you. After all, if you are paying a Seller’s Agent, get the best and get your money’s worth. It’s your responsibility to evaluate what the Agent lists your property for, their marketing plan and ensure that the Agent does what they promised to do including devoting their time and resources to selling YOUR house.

2. List your House For Sale by Owner (FSBO):

This is a great option if you are knowledgeable about pricing and marketing your house, you know exactly what updates are worth investing in so that your house has the right curb appeal, you want to represent yourself through the sales process including completing all legal paperwork, and you want to save the Seller’s Agent’s 3% commission fee. You will advertise your home on websites such as FSBO and Craigslist as well as put a sign in front of your house and perhaps ads in the local paper. The disadvantage is that your home won’t be listed on the Multiple Listing Service (MLS).

EXPERT TIP: Since the majority of home buyers enlist a Buyer’s Agent to look on MLS to find a home for them, you don’t want to exclude this group. I highly recommend listing your home on MLS using a flat fee service. You will still represent yourself but this allows you to maximize exposure to a larger audience. Keep in mind that if a Buyer’s Agent brings you a buyer you will have to pay the Buyer’s Agent’s 3% commission fee.

3. Sell Your House Directly to a Professional Home Buyer

This is a great option if you want the convenience of selling your house with no hassles and no additional out-of-pocket expenses for updates, fees, and commissions. A Professional Home Buyer will make you an offer you agree with, complete all the necessary legal documents, close the sale on the day you choose, and allow you to leave the house in AS-IS condition. No commission to pay, no closing costs, no spending money on minor or major updates that may or may not improve the sale price of your home, no preparing and leaving your house for open houses and showings, no waiting months for a buyer to make an offer, no surprises during the escrow process. In this case, what you are looking for and what you get is a worry-free transaction.

EXPERT TIP: Work with an experienced Professional Home Buyer company -- one that has been in business for 10+ years, pays all closing costs, buys AS-IS and let’s you choose the closing date. In addition, be sure that the company has a Transaction Coordinator who works closely with you and the escrow/title company to facilitate every step of the sale and closing process.

In summary, as a more informed seller, you can decide which of these 3 options is best for you. Your decision will determine your entire selling experience. To learn more about how to sell your house with a Professional Home Buyer, visit our website CaliforniaHouseBuyers.com.
