How To Increase Curb Appeal Quickly And Under Budget

Written by Posted On Tuesday, 26 April 2016 06:32

When you are selling a home, curb appeal is one of the most important factors. If your home is not externally attractive, the majority of buyers are going to drive right past it. Curb appeal is what gets people to stop and take a closer look. Enhancing curb appeal doesn't have to be complicated, though. Here are some simple and affordable curb appeal boosters to consider.

1. Build Additional Seating

Seating makes the outdoor living area, garden or backyard more functional and inviting. Seating doesn't have to be costly. Add built-in benches to your deck or place a bench in the garden to add seating affordably and quickly. Consider making the seating more inviting by turning it into a focal point of the garden or shining an outdoor light on it.

2. Cover Unsightly Brick with Faux Stone

Do you have unsightly brick or exposed foundation areas? Faux stone panels, which you can pick up from any hardware store, offer a cheap and fast fix that will make the area look clean and professional. Easy to install and affordable, these will dress up the home's exterior in moments.

3. Improve the Front Door

Your front door is the entryway to your home, and it should be inviting. When potential buyers drive by the property, their eyes need to be drawn to the front door.

To improve this area, start by giving it a fresh coat of paint, which can cost around $25, and cleaning the screen door or any windows surrounding the front door. Then, touch up the trim. Next, consider adding trim or molding, if there is room, to make it seem larger. Finally, place a colorful potted plant or two near the front door and grace the entry with a welcome mat.

4. Add Color Pops

Painting your house lime green is probably not the best idea, but adding a colorful flowerbed around the front walkway is a great enhancement. A little bit of color will draw the attention of potential buyers and increase your chances of selling your home quickly. If planting flowers, try to look for a variety that will give you blooms through most seasons, excluding winter of course. Plants with colorful foliage are also a great idea. If you don't have a green thumb, consider adding color in another way, such as investing in colorful outdoor furnishings or non-planted decor. You can even add color with pops of paint, such as colorful shutters or a colorful, but tasteful, front door.

5. Upgrade the Mailbox

Is your mailbox a statement piece? If not, consider upgrading. You can swap your old, boring mailbox with a new one that draws attention for less than $200. Plant some flowers around it, and don't forget to use an attractive post, to draw more attention.

6.  Clean Up the Landscaping

Finally, one of the cheapest, and most effective, things to do is to clean up your landscaping and lawn. Trim your shrubs, which is free, and add some mulch to your flowerbeds. Pull your weeds, another free task, and thin out any plants that have become overgrown. Even if you don't plant a thing, a little lawn care will go far in improving the look of your property.

Curb appeal is something you can't afford to overlook when trying to sell your home. With a few hundred dollars and a few hours of work, you can tackle most of these projects in a weekend — so get started on improving your space right away!
