Is There a Magic Listing Price?

Written by Posted On Thursday, 28 April 2016 10:00

You’ve decided to place your home on the market. How do you price one of the most important possessions you have? Whether you have lived in your home a short while or most of your life, most people gain a strong attachment to their homes and see them through rose colored glasses when it comes time to sell. Actually, we all do that so don’t feel guilty! If you have renovated or improved your property, things might become even more complicated. Which items are merely conveniences to you and your family personally, and which add true value – The hot tub? The new roof? The Landscaping?

Pricing Your Home CorrectlyIt’s important not to get sentimental when trying to price your home.  This is one area I can give you some good advice. Property values fluctuate and the market is always changing. A Comparative Market Analysis (CMA) can provide you with a guideline on where to place your price. The data should be current (no more than 6 months old is ideal) and this should reflect homes in your area with comparable features and conditions.

  • Pricing your home too high may cost you that valuable initial rush when you finally list.
  • Pricing too low will not only cost you dollars, but will make potential buyers wonder what’s wrong.

Be very wary of the agent who places a very high value on your home. This may sound good to your ears, but may not be in your best interest. Also, be wary of the agent who will discount their services. Those that do will also be offering you inferior services, inferior marketing, and most likely will not be able to negotiate the best sale for you in the long run.

Selling your home is one of the largest sales you will encounter and this is NOT the time to expect quality service for bargain prices. When you are “shopping” for a Realtor, choose carefully and wisely.

I am one of only 3% of the agents in the nation who have earned a Certified Real Estate Specialist (CRES) degree. What that means to you is I have more knowledge in the field of real estate than most agents who just hold a license. I am also a real estate broker which involves many more years of additional education as well. My additional knowledge benefits you! My professional business background also brings you great benefits.

RE/MAX Sells Homes InternationallyOne of the reasons I choose to associate myself with RE/MAX is because nobody in the world sells more real estate than RE/MAX. We are Local, National and International, so your home will be seen globally!

If you are relocating, I can take good care of you, your family members and your friends. I also have a large arm that reaches out across the country and the nation to many other Realtors who also have additional education and knowledge. Just give me a call and I’ll be happy to locate a specialist in another city, state or country for you. I may specialize in Selling Homes in the Palm Springs Desert Area, but my Referral base reaches to the far corners of the world!

Old Fashioned Service Using New Fashioned Technology

I moved to beautiful Palm Springs, California to the desert, known as the Coachella Valley, from Milwaukee, WI in 1992. I wanted to be surrounded by sunshine, wonderful year-round weather and expansive mountain views. And that's exactly what I got! Now I specialize in helping others relocate and find their own special Home in Palm Springs, a true Paradise.

Most folks think of this area as Palm Springs, however, the Valley actually consists of (9) cities, each with their own personality: Palm Springs, Palm Desert, Cathedral City, Rancho Mirage, Indian Wells, La Quinta, Indio, Desert Hot Springs and Coachella.

I've been in Real Estate Sales, Marketing, Public Relations and Administrative work my entire career, which began in 1965. Being a Realtor is more than a business for me, it's a true passion and my client's interests are my main concern. I'm detail oriented, organized and I have a vast knowledge of the desert and the properties within the Valley. Unlike many Realtors who only specialize in one or two areas in Coachella Valley, I've SOLD Real Estate Properties in all of the communities of Coachella Valley.

I am more than just a Realtor. I have also been named one of less than 50,000 Realtors nationwide who is a Certified Residential Specialist (CRS) and  one of less than 15,000 Realtors nationwide who is a Senior Real Estate Specialist (SRES).  I am also a Real Estate Broker and e-Pro Certified, which means that I have an excellent understanding of technology as it applies to real estate on the Internet.

Due to my extraordinary production with RE/MAX over the years, I have achieved many top honors. I am a member of the Prestigious 100% Club, the Platinum Club and a Hall of Fame Member. Only 10% of the Realtors with RE/MAX in the California/Hawaii Region have earned this Platinum Club recognition.

Many of my clients are now friends, and they have referred both their family and friends to me. They know I'll take very good care of them from the beginning of our relationship, to after it's closed, and beyond that! I don't go away. I'm always available and eager to help in any way I can - before, during and after the sale! And to all those who continue to Refer Clients to me, a great deal of my work is from folks just like you, and it's greatly appreciated.
