3 Reasons You Should Have A Pre Listing Home Inspection

Written by Posted On Monday, 09 May 2016 10:09

Every home seller and real estate agent is looking for that magic bullet that will help them sell a home faster with fewer problems. I've been a home inspector now for 16 years and the only thing I've seen that comes close to a magic bullet is a pre listing home inspection.

In case you do not know what a pre listing home inspection is, it's a home inspection performed by a qualified home inspector before putting the home on the market. The home inspector does a typical inspection on the property and then issues his findings in a report. Sellers and real estate agents decide on which repairs or issues need to be addressed before listing the property. Sounds great doesn't it?

Here's 3 good reasons every home put on the market should have one of these inspections.

A pre listing home inspection reduces liability for the Seller and real estate agent. By having a pre listing home inspection performed and major issues cleared up before listing the home, it reduces the chance of these issues becoming liability issues down the road. The Buyers home inspector could find any of these issues and turn the whole transaction on end. The Buyers could even believe that the Sellers tried to hide such issues.

Homes that have pre listing inspections tend to sell quicker. Ask any real estate agent who regularly has his or her sellers purchase a pre listing inspection whether or not their homes sell faster than those that don't and you'll more than likely get a resounding, YES! It's just common sense that a home that has had major issues corrected will sell faster than one that has not. A pre listing inspection can take away the negotiating power of the Buyers by giving them no issues to negotiate about!

Pre Listing inspections gives Buyers a sense of confidence. Nearly every home buyer that finds the homes of their dreams wonders if there are any major issues prior to purchase. It's only human nature. No one wants to buy a money pit. A home that has had a pre listing inspection and repairs made prior to listing shows potential buyers that the sellers are proactive and have had issues taken care of. It makes the transaction go much smoother and less likely for any surprises to show up at the last minute!

The biggest reason given by sellers and real estate agents against having a pre listing inspection is because they are afraid an issue may be a deal killer. In reality, these issues will more than likely be found by the buyers home inspector. Then the real fun will begin! So why not get these things out of the way before you even put the home on the market by having a pre listing home inspection?
