4 Reasons Why Commercial Real Estate Investing Still Pays Off

Written by Posted On Friday, 12 May 2017 18:59

Even though there is an emergence of new industries offering unprecedented profits and future growth, there are several indicators showing that real estate industry is still not to be underestimated. In fact, in 2015 alone, over 5,250,000 existing homes were sold, as well as 510,000 newly constructed ones. These two figures alone show that real estate is still not a field to be underestimated. Both working and investing in the commercial real estate industry can be quite lucrative for those who know what they are doing. With this in mind, here are four more reasons why commercial real estate investing still pays off.

  1. Growing employment and rent prices

Although the employment levels may not be at their all-time high, it is still a massive step forward when compared to what we saw in the previous period. Now, add to this the fact that the rent keeps getting higher and you will see more people wanting to get their own homes. You see, getting a loan in order to resolve one’s housing situation means paying a monthly installment in the same or slightly higher amount as the rent. However, once the credit payments end, the person in question will have the place of their own, while with the rent, this will never be the case.

  1. Residential and commercial

Solving your housing issue is not the only reason to turn to real estate. A lot of people see it as a particularly lucrative field to invest in, which allows them to create an additional source of income sometime in the future. Here, one has a choice of going with residential or commercial real estate. The first one requires less of an investment, but the latter gives much more attractive returns. Nonetheless, in order to really get the ball rolling, you would have to get acquainted with the industry first. One of the ways to do so is to get familiar with key commercial real estate metrics such as net operating income (NOI), cap rate and cash on cash.

  1. Acquiring tangible assets

A lot of people look for security in acquiring certain assets. Here, a more popular choice is usually going with shares in profitable companies, but this is not always the safest course of action. Even the most seemingly-stalwart companies won’t last forever and some industry giants fell apart even after a full century of doing business. On the other hand, real estate one acquires is (most likely) not going anywhere. All in all, those looking to build a portfolio backed by hard assets should definitely consider investing in real estate.

  1. Long-term investment

Finally, there are always those looking for a way to make a large amount of money in the shortest possible time-span. Needless to say, these endeavors usually end in disaster. For those more level-headed, the chance of a reliable long-term investment looks much more appealing. With real estate, you can sell or rent your property at any time in the future and in this way secure a profit. The height of this profit, on the other hand, mostly depends on things like how willing you are to get engaged in the remodeling and advertising of your space. This topic is, nonetheless, a story for a different time.

Conclusion

From this, it becomes more than clear that although a lot of things have changed in the global economy in the previous decade, one thing remains constant. Real estate is still one of the strongest economies out there and the chances of this changing anytime in the future are, sincerely, quite slim.
