Good Home Giveaways, 5 Things to Look For at an Open House

Written by Posted On Tuesday, 16 May 2017 14:48

When it's time to buy your first home, going to an open house is a way to get a feel for how the home could be decorated. It's also a way for you to carefully examine every inch of the house to see if there is anything that needs to be fixed. There are a few tips that you can follow that will give an idea as to what to look for so that you can easily make a decision about whether you should put in an offer or step away from the investment.

All in the Smell
As you enter the home, you might notice fragrances from candles or wax melts so that there is a pleasant aroma in the house. However, if you feel that there is simply too much in the way of fragrances going on, then it might be because the seller is trying to cover up something that you shouldn't smell. Breathe in deeply in every room, paying attention to any evidence of leaks or something that could cause an odor that the seller wants to hide.

Tiles
When you're in the kitchen and the bathroom, look at the tiles to see if they are uneven or if they seem to be lagging in the details, such as being crooked or different colors. These could be indications of a renovation project for a leak. It could also be a sign that someone did just enough work to sell the home and make a bit of money with more issues that need to be repaired.

Water Sources
If there's a pond or a stream near the home, then you should ask if it's a reason as to why the family is moving. The water could rise significantly in the event of a storm, which could lead to issues with flooding around the house. You also need to think about the types of animals that will utilize the water source.

Outside Woes
Before you leave the open house, take a tour of the outside of the home. Pay attention to the foundation and if it looks like there are any recent areas in the yard that have been covered with grass seed. Anything that looks like it's been done recently in the way of improvements could just be a sign that the seller is improving the look, or it could be a sign that something is wrong. Examine the roof carefully as well. Look for any shingles that are loose and any indications that there has been work done to patch a leak. It could be worth your time to have someone like Advantage Roofing or a similar business inspect the roof if you think you notice some sort of damage, as a professional would be more capable of fully assessing the situation.

Mold and Mildew
It doesn't take a lot of effort to clean mold and mildew. If you notice the smell of either one or notice where there could be signs in the home, then you need to find out why. There could be a leak from one of the pipes under the home, or there could be issues with the drains.

An open house is a way that you can get a better look at the home without any pressure to buy. Take the time to examine every room, getting an idea as to what has been fixed and what needs to be repaired. If you don't get a good vibe, then it's best to go to the next house on the list.
