How to Find the Right House to Buy

Written by Posted On Wednesday, 14 June 2017 01:22

Looking for a new house is often an exciting and rather terrifying experience all at once. Which location should you choose? Does it come with a backyard? Should you pick a brand new one or invest a piece of the budget into fixing an old gem? These are just some of the many questions whose answers will influence the final decision. With so many different choices, how can you honestly know you picked the right one? To answer that question, we’ve prepared a list of house-buying parameters which you should definitely go over before investing your entire budget.

Consider your budget

While we’re on the subject of budget, having a clearly set budget is probably one of the most important factors you should consider when purchasing a new house. A properly defined budget is more than setting out enough money to cover the price of the house. It should have a clearly-defined upper limit, a somewhat loose lower limit and additional funds in case something needs fixing and to cover the first couple of months’ worth of bills. Have in mind that houses require constant maintenance and as such represent a constant outpour of finances. Apartments, on the other hand, are quite cheaper in that regard.

Location is important

Once you have figured out your budget, it’s time to consider the location. Houses in the suburbs are generally less expensive, are newer and you get more property for your dollar. Apartments and houses in urban areas might be more expensive, but they offer benefits, such as restaurants, schools, theaters and work within a walking distance. Cul-de-sacs are ideal for families with children but offer less privacy, while houses built on or near busy streets might be a little noisy at times, but you can save hundreds, if not thousands, of dollars on your purchase.

Different types of homes

Another important factor you should think about is the type of home that is right for you. Single family homes are excellent for those seeking more privacy or a backyard to relax in, but they cost a lot more than, let’s say, townhomes or condos. They, however, offer significantly less privacy and tend to be noisier. This might not be bad for young couples, who often have smaller budgets that easily cover this type of housing, as it requires little to no repairs.

Another consideration is living in a single-story house, where the bedroom is one the same level as the rest of the household, or multi-story building that allows people to sleep upstairs while people are comfortable entertaining themselves downstairs.

The interior design

This section includes a number bathrooms, bedrooms, and square footage, as well as any additional spaces, such as art studios or media rooms. The most commonly requested configuration is three bedrooms, while the two-bedroom option is generally preferred by first-time buyers. The majority of people prefer having at least two bathrooms, but one-bath houses are often considerably less expensive.

Square footage is a little tricky because larger houses that offer a lot of room are often cheaper per square foot compared to smaller houses. That being said, never be misled by the actual numbers. Most of the time, a well-designed small space can appear much larger than it actually is.

The exterior design

Finally, you need to consider the appearance of the property’s exterior. If you own and regularly drive a car, then you definitely need a house with a garage. Choosing between attached and detached garages mostly boils down to your budget and convenience factors. Large backyards are ideal for families with small children and those looking to unwind, but they do require constant maintenance and upkeep. Additionally, some families prefer to have their parents over to help out with the children. Fortunately, there are numerous homes coupled with granny flats in Australia, with some of them serving as a completely functional housing unit.

Once you’ve picked your location and the type of house and considered both the interior and exterior designs, all that’s left to do is to talk it over with your real-estate agent. Just be careful, if you take too much time considering the purchase, the house can quickly be sold to another buyer. Have in mind that there’s always the chance of you getting rejected by the seller. This is perfectly normal, so try to talk it out with the seller and if he refuses to budge, simply continue looking until you find your dream home.
