Buying a Mobile Home? 4 Important Things to Keep in Mind

Written by Posted On Monday, 25 September 2017 16:51

When you are considering buying a mobile home, there are several things that you must think about to avoid getting a bad deal. While new mobile homes probably won’t problems, a used mobile home can have numerous issues. Mobile homes wear down faster than traditional homes do, so you should take more time to inspect it for problems that will make it unusable or require an expensive repair. Here are four important things to think about before investing in a mobile home.

Do You Have a Lot for the Mobile Home?

Before buying a mobile home, make sure that you have a lot for it. Some geographic regions have strict requirements concerning where mobile homes are located. You can place a mobile home on your own lot, or you may lease a lot at a mobile home park. The individuals who own mobile home parks will also have requirements concerning the size and condition of the mobile home.

Have the Electrical Wiring Inspected

Make sure to contact an electrician to have the mobile home’s electrical wiring inspected. When you have a problem with the electrical systems in a mobile home, the repairs can require tearing away walls to replace the wires and switches. A used mobile home might have electrical wires that work, but if there is something wrong with the system, then you risk damaging your expensive appliances and electronics.

Check the Water Pipes and Plumbing Fixtures

Use a flashlight to check the water pipes in a mobile home to make sure that the devices are in excellent condition. If the mobile home isn’t connected to a water system, then you should contact a plumber to have fixtures and pipes inspected by an expert. When the mobile home is connected to a water system, you can check the fixtures on your own by flushing the toilets and turning on the faucets.

Work with a Conveyancing Agent

It is important to make a legal purchase of a mobile home to avoid serious problems in the future. A knowledgeable conveyancing agent like KDD Conveyancing Services or someone similar will understand how to research the ownership of a mobile home to verify that the seller is the real current owner. By using an agent, you can avoid buying a mobile home that has a mortgage or other encumbrance that you would become responsible for paying.

In addition to paying for a mobile home, you will have other expenses such as moving it to its new location and connecting all of the utilities. After the mobile home is on your lot or in a mobile home park, you may need to add concrete steps to reach the door or you may need to install a membrane roof to reduce the sound from the falling rain.
