4 Ways to Get Ready for New Renters

Having new tenants move in is always an ordeal and it can often be overwhelming trying to prepare for new renters. There are quite a few steps that must be taken in order to make sure you’re ready for tenants; however, once you’ve familiarized yourself with this procedure, preparing for the big move will hardly be any trouble at all. Here are 4 ways to get ready for new renters.

Clean up the open spaces

This step is especially important if you’re doing an apartment turnover and someone was living on the property before. To prepare, it is imperative that everything is scrubbed down thoroughly and all junk is properly removed  (there are junk removal services that specialize in dealing with clearing your property of waste.) When cleaning, make sure you pay special attention to the bathrooms and the kitchen.

If you have a carpet that needs to be cleaned, either get a steamer or hire a service to do it for you.

Repair damaged property

Whether there’s a hole in the wall or a leaky faucet, you should repair everything that is damaged on the property before the new renters come in. During this time, it is also important to check for potential safety and health issues as well.

Such precautions include making sure there is more than 1 exit on the premises, testing the smoke detectors, checking for mold, and, if your property was built before 1978, checking to see if your unit was coated in a lead-based paint.

You should also be looking to see if your place needs to be repainted, if there are any fixtures that need to be repaired, or if anything else like the floors/doors/windows need to be replaced.

The air filters should also be cleaned and changed in your HVAC system.

Make sure the electricity, plumbing, and appliances are working

Regardless of whether or not you are paying the utilities, you need to ensure that the electricity, plumbing, and heat are working. This entails going into every room and checking the heat, looking for any faulty wiring that could possibly ignite a fire, and fixing any leaks on the property.

This would be the time to check out all of your outlets to make sure that they’re working.

Check the locks

This is for safety purposes and to also protect you from liability, as you wouldn’t want an old renter to be able to gain access to the property. Make sure you also collect the keys to other places like the mailboxes and gates. Remember to always change your locks and security codes before you get a new tenant.
