What You Should Take Into Consideration When Buying a New House

Is there a good school nearby, for those with children or planning to have them? Think also about the value of the location. Is it likely to increase in value over the next ten years, or decrease? You can do some quick local research by looking at recent house price changes, planning permission in the area, and what else is nearby.

Your Finances

Can you cover the mortgage reasonably? What about the expected bills? They might be higher than in your current home, especially if the property is larger. If you have never paid bills in the past, you might want to ask family members for advice. Of course, there are ways you can make your money stretch further to ensure you will be able to cover the bills for the long-term. You could learn to trade, rent out space on your land or in your home that you don’t need, or take up a side business. Just make sure you can realistically afford everything before you sign.

Potential Problems

Before you buy your home, you should have someone take a look around in a professional capacity to spot any tell-tale signs of trouble. Mould or damp, rot, pest infections, broken or damaged appliances, faulty pipes or electrics – these are all things to watch out for. Don’t purchase a home unless a professional has given you the go-ahead. You should at least know what you are letting yourself in for, even if they do spot problems and you go ahead anyway. You need to know if there are going to be extra costs incurred to make the space safe to live in.

The Neighbours

Any neighbours are going to do things that drive you crazy – that’s just a consequence of living close by to other people. But are you going to be able to deal with their behaviour? Do they have a history of causing trouble? It might be hard to gauge this one, but there are a few tricks to try. Try to find out why the current owner is selling. Visit at a couple of different times on different days to see if you can catch the neighbours making loud noises or blocking your entrance with their vehicle. You could even introduce yourselves to see what kind of attitude they have. A neighbour from hell can be enough to force you to sell at a loss just to get away from them, so try hard not to fall into this trap.

Ultimately, there’s no test you can do before you move into a house that will tell you if you will be happy there. There are a few things you can rule out, however, that you know for sure will make you unhappy. Once you have checked as far as you possibly can that you will enjoy living there – which includes not having financial stress – then you will be in a good position to make the decision.
