THE IMPORTANCE OF FIRST IMPRESSIONS WHEN IT COMES TO ADVISING PROSPECTIVE SELLERS!

As the Charleston, SC  based Business Consultant to two local Clients focused on interior home improvements I now find myself being regularly invited by REALTORS with multiple ofices to make "Lunch and Learn" presentations to their assembled Agents.

As a result of those presentations both of my Clients now regard referrals from REALTORS  as accounting for about 15% of their business.

Aside from "curb appeal", it's the interior dynamic (or lack of) that resukts in a "Top $$$ Offer" or a serious negotiation with the Seller to lower their price to compensate for perceived or real deficiencies. 

Within the home itself are a couple of critical areas that need to be addressed. KITCHEN APPEAL. For many buyers it is considered to be the very heart of the home they intend to purchase. If the kitchen cabinetry and cuntertops are "tired", outdated or simply plain ugly that almost guarantees a flow of Offers at a substantial discount. The Listing Agent can advise the Seller that in order to benefit from an Offer that is close to or equal to comparable but IMPROVED homes in the same neighborhood that the Seller needs to enhance their kitchen appeal.

That challenge could mean that the Seller needs to rip out and replace their existing cabinets and their counter-tops at a major cost. Well, there is a solution that could result ij an expense that is 50% less expensive. If the basic cabinet "boxes" are sound then consider having the doors and those ugly exposed hinges replaced with NEW contemporary full overlay doors with soft close hinges and those old drawers replaced with NEW drawers with full extension under-mount soft close sliders along with a production quality repaint of the exposed exteriors of the cabinet boxes and associated trim. Combined with replacement counter-tops (granite or quartz) the end result is a BRAND NEW kitchen! If the Seller lacks immediate cash to ahieve that result then have them qualified for an unsecured "Signature" Home Improvement Loan that does not have an early pre-payment penalty that will cover ALL of or a part of the project cost.

From experience, about 95% of the cost of a fully improved kitchen ehancement can be recovered by an increased Selling price.
