5 Reasons You Need Renters Insurance for Your Rental Property

Getting a new apartment or home to rent can be an exciting experience, but an important part of the apartment renting process should be acquiring renters insurance. Though there are many things to do when moving into a new apartment, a renter should get renters insurance before the first box is moved inside. This is actually a requirement for a lot of real estate companies currently. By getting a renters insurance policy before moving in, a renter can be protected from many of the risks of renting an apartment.

Property Protection

Many renters are under the mistaken impression that a landlord or property manager's insurance provides coverage against fire, theft or other damage. However, a landlord’s insurance only covers losses that the landlord experiences. If a renter loses personal property, the renter is responsible for the replacement of the lost items. This is why you need to have insurance when renting an apartment or other property. Though you may feel that you do not have enough possession to make renters insurance worthwhile, consider how much it would cost to replace all of you clothes, electronics and other personal items.

Injury Liability in Your Rental

When you have friends over to your new place, many things can happen. If a visitor to your apartment becomes injured, you may be financially responsible for these injuries, not the rental owner or propery manager.

Like David from Remax Right Way Property Management Shares, "It's critical that tenants are prepared in case of an emergency and have renters insurance". Even a relatively minor injury can end up costs thousands of dollars due to the high cost of medical treatment. However, if you have renters insurance, the policy will reduce the amount of liability you are exposed to in the event of an injury.

Building Liability

While a property managers’s insurance company will pay the landlord or management company for damage to the building, the insurance company will sue you for the amount of the damages if you are responsible. For example, if you let a bathtub overflow or start a fire in your kitchen, you will be responsible for the damages to the building. You will also likely be held responsible for damages suffered by your neighbors. By having renters insurance, you will have insurance to cover losses in the event that you do damage to the building or to another tenant’s property which ensures that you are protected in the worst case scenario that the property management company can't take care of it.

Natural Disaster

Natural disasters can strike anywhere. From earthquakes to tornados, every area of the country is exposed to risk from disasters. The Landlord's insurance won't cover this. Renters insurance can help to cover the losses that you may experience due to a natural disaster. Coverage for natural disaster varies from one policy to another, but you can choose to add the types of coverage that you need for the area in which you live.

It Is Less Inexpensive than you would think

One of the best reasons to buy renters insurance is that policies are inexpensive. Though you may expect that all of the coverage provided by renters insurance would be expensive, it is not. Actually, a lot of apartment managers and Landlords will provide this service at small premium of your rent rate. The price of a policy will vary depending upon coverage amounts and deductible levels, but many policies cost less than $20 per month. That is a small price to pay for the amount of protection and the peace of mind that renters insurance provides.
