5 Tips for renting as a student from a property management company

One of the first challenges students face when starting the first year at a university is finding their second home. For many, this will be the first time they have had to consider the prospect of choosing their own home from a property manager and also choosing the people they will live with. Read on to find out the top 5 tips for house hunting students.

1. Look early:

There are a small number of good quality housing for students and these will often be snapped up early by those first to view. Therefore, to ensure you don't end up with a property management company below your expectations, begin to look in November of your first year.

2. Don't use just one real estate agent or property manager:

To ensure you view a variety of the best accommodation, it is best to inform multiple renting agents of your intent to find a property. It is in their interest to show the best they have to offer. This will drastically improve your chances of finding somewhere suitable for your needs. If you only work with one, you will only be seeing a slice of the pie.

Added tip: Also consider looking at sites such as craigslist, where private landlords and property managers will often advertise. This way you will save on fees and get an easier experience.

3. Location:

When considering where to live it is important to consider the proximity to your university campus and local shops. If sports or nights out at the bar is your thing, it may be sensible to consider how close your local gym or nightclub is. This will save you time and money on travelling.

In addition, you are likely to be surrounded by fellow students and can enjoy your time at university as part of a student community.

4. Ask questions:

When looking around a property you will often be given the opportunity to speak to the current tenants of the property management companies. Ensure you make the most of this by asking simple questions. This could include asking about the neighbors, the landlord, the responsiveness to issues with the property, and the existence of any negative about the property.

5. Choose your roommates wisely:

Just because you are good friends with someone does not mean you will work well when living together in a house or rental property:

•   Cleanliness. Does your friend match your own expectations when it comes to being clean and tidy? Beware of arguments between housemates who feel they pull their weight more than others in relation to household chores.

•   Daily routine. If your friend enjoys late nights out every other day of the week whilst you enjoy being in bed reading a book by 9 p.m., your relationship may become strained due to opposing routines.

•   Money. When living in a house together, the cost of items such as toilet roll or milk may be shared between housemates. If somebody feels they contribute more than others, the general atmosphere may become tense.

Living together with your friends will produce some of your most memorable and enjoyable experiences whilst at university. It's just critical that you find the right real estate agent or property manager to work with. Also, by bearing these 5 tips in mind, you can guarantee to make the most of this exciting time in your life.
