HOW TO AVOID "PRICE SHOCK" WITH REGARD TO REPLACING ASPHALT SHINGLE ROOFING!

Written by Posted On Sunday, 14 July 2019 13:34

95% of all active REALTORS frequently encounter situations when a Buyer's Home Inspection Report has "flagged" the aging condition of asphalt roofing singles which lose their flxibility  as their oil content dries out. The result is that the material becomes dry, brittle, incapable of expansion and contraction and suseptible to cracking. Most property insurance carriers will NOT cover roofing claims due to wind and rain damage if the asphalt shingles are more than 15-years old. The reality is that those popular 3-tab shingles have a practical life-span of around 10-12 years depending on their exposure to heat and UV radiation.  Many pre-2005 architctural shingles will also be candidate for replacement. Don't forget that the leading and side edges of an old and dried-out shingle tend to warp = the opportunity for being ripped-offf the roof in a high wind. Also the strong possibility of water penetrating to the substrate and potetially causing interioe leaking.

Today, the cost range of replacing an asphalt shingled roof is anywhere between $300 and $450 per "square". On a house of around 2,000 sq.ft expect around 24 - 26 squares = a replacement cost range between $7,200 and $11,700. In many cases, the resulting "Price Shock" causes intense price negotiation. Maybe the Seller is not willing to handle the cost or is unwilling to accept a significant price reduction. Resulting likely to be Buyer walk-away.

THE GOOD NEWS IS THAT THERE IS AN INCREDIBLY COST-EFFECTIVE ANSWER THAT WILL RESTORE THOSE EXISTING ASPHALT ROOFING SHINGLES TO A POINT WHERE THEIR USEFUL SERVICE LIFE IS EXTENDED BY 5-YEARS AT A COST THAT IS 70% LESS THAN THE COST OF A REPLACEMENT ROOF.

Closing in on six decades of diverse activities which have included the development and hosting hundreds of broadcast talk radio programs with series focused on real estate investing, health, consumer finance, and lifestyle including four years of National syndication with the Business Radio Network as producer and anchor of The New Venture Money Show, Grand Opening, Inventors Workshop, Home Office and Scams Across America. The consumer finance sector appealed to me and, with investor funding, I launched a "Buy Here - Pay Here" auto dealership and a spin-off retail payday loan business which I ultimately developed into a network of 17 storefront locations. Following divestiture of that enterprise, an engagement into the modular housing sector. Consumer demand for semi-custom model homes was booming during the early 2000s until the "lights went out" with the arrival of the 2007 Market Crashnthe effects of which lasted until late 2011. Four years of miscellaneous consulting projects and back into the modular housing space in 2013 during which I explored the potential for smaller homes and cottages with floorpans designed to meet needs of Seniors seeking to downsize into a more manageable home in which to comfortably "Age In Place". I might add that smaller homes of between 850sq.ft and 1,175 sq,ft are evidencing strong interest from young adult singles and couples seeking to gain a foothold in home owneship in high-cost markets such as Charleston SC where the median price of a SFR now exceeds $465,000.
