MAXIMIZE YOUR INCOME POTENTIAL - SEPARATE YOURSELF FROM YOUR COMPETITION - HERE'S HOW!

While many REALTORS chase residential listing opportunies, MOST will be doing their level best to attract potential Buyers for properties already listed on their local MLS systems.

In any given decent sized maket there are a minority of TOP PRODUCERS who's success results in AWARDS and, by the way, TOP PERSONAL INCOMES. Within that high-income/high-performance group are those who, with creative entrpreneurial outreach and targeted networking wihtin their Communities, discover and pursue opportunities that YOU may never have even thought about!

Here are some examples: 1) The parental demand for additional CHARTER SCHOOLS is ever-increasing. Reearch for a Charter Schools Association in your area and you may well come across an opportnity be introduced to a local group of investors who are seeking to buy land on which to build a Charter School... OR an already established Group who alrady own Land and are at the point of seeking Bids from Licensed General Contractors. If such opportunities exist in your area the please make immediate contact with me in my capacity as Business Development Representative with the Crestline Construction Group (see my Profile).

2) In most markets, there is and URGENT NEED for affordable WORKFORCE and AFFORDABLE HOUSING. Such opportunities include the development of multi-family housing (apartments? ) and for single-family Communities requiring the construction 30 or more homes for sale or for rent at completion. Contact the Planning/Zoning Office of your local City/Town or Municipal Authority to see if they have Bid opportunities to develop thise projects  (other major Capital Expense construction projects  )and let me know.

In conjunction with HUD, many States have very attractive Tax Incentives to encourage INVESTORS and LAND OWNERS to engage in the developmnet of affordable housing.  Those incentives can be enhanced IF the locaton of the site/land is within an "Opportunity Zone". 

3) In many mid-sized and major markets there likely exists NON-PROFIT 501-3-C entities that are focussed on the REVITALIZATION of despressed neighborhoods and some of those may be also related to a Church or with a Ministry.  Some may alrady own land or lots and are seeking bids from Licensed GCs to build homes. Again, please let me know.   

4) Maybe you know of a landowner who would be "open and able" to an opportnity to develop their property (IF Land Title is free and clear and unencumbered) for commecial or for residential development. Obviously, their land acreage or at least the majority of it MUST be buidable and accessed from a City, County or State maintained surfaced Highway and in the RIGHT location.

While my primary interest is on projects located in the S.E. and Mid-Atlantic markets, please also advise me of projects located in WI, MI and the Upper Mid-West which are with the scope of Crestline Construction.

From your perspective, since any project you refer to me within the above categories are COMMERCIAL the RESPA regulations regading refferal commissions do not apply!

Closing in on six decades of diverse activities which have included the development and hosting hundreds of broadcast talk radio programs with series focused on real estate investing, health, consumer finance, and lifestyle including four years of National syndication with the Business Radio Network as producer and anchor of The New Venture Money Show, Grand Opening, Inventors Workshop, Home Office and Scams Across America. Consumer demand for semi-custom model homes was booming during the early 2000s until the "lights went out" with the arrival of the 2007 Market Crashnthe effects of which lasted until late 2011. Four years of miscellaneous consulting projects and back into the modular housing space in 2013 during which I explored the potential for smaller homes and cottages with floorpans designed to meet needs of Seniors seeking to downsize into a more manageable home in which to comfortably "Age In Place". I might add that smaller homes of between 850sq.ft and 1,175 sq,ft are evidencing strong interest from young adult singles and couples seeking to gain a foothold in home owneship in high-cost markets such as Charleston SC where the median price of a SFR now exceeds $465,000.
