4 Tips for Newbies Approaching a Real Estate Auction

Written by Posted On Tuesday, 29 October 2019 15:15

Buying a home or a commercial property at auction can be an exciting experience. While auctions can provide unique opportunities to find substantial deals, they are not without their risk. From learning more about the rules and guidelines of a specific auction to being able to identify the investment opportunities that have the most to offer, you would be wise to learn more about how to buy real estate at auction.

Finding the Right Auction

Auctions can differ considerably in terms of their rules, guidelines and even the types of property that can be found. Identifying auctions that may be more in line with your investment plans can go a long way towards ensuring that you are able to find the right property for the right price. Wasting time at the wrong auction or trying to bid when you may not fully understand the rules could lead to no end of problems. Do your research on the market. Look for homes that will be forclosed that will soon be sold at auction to get an idea of which home description meets the available homes. This is a game of luck, but research will let you filter a dud from a score.

Assessing Property Value

A commonly held assumption is that properties at auction must be bid on and purchased site-unseen. While there are a few types of foreclosure auctions that involve such limitations, it is always best to view a property prior to making a bid. Other efforts, such as researching current real-estate trends, market forecasts or learning more about a specific neighborhood or area can also be helpful. Being able to assess the market value of a property with greater accuracy can help to ensure that you are able to identify and bid on the properties that offer the most value.

Repairs and Renovations

Even the most well-maintained properties may still require repairs or remediation. When it comes to calculating the cost of building repairs, it may be important to consider how much work is necessary before the property is ready for occupants. However, hiring a roofer and saving hundreds of thousands of dollars will make the investment worth the renovation. While it may be possible to find a property that needs little to no repair work, it may be quite some time before a building in need of extensive repairs may be able to begin generating rental income.

Selecting the Right Property

Patience is perhaps the single most important quality when it comes to buying properties at auction. Making decisions that are rash or impulsive could end up costing you much more than you might expect. Taking a slow, methodical approach to your search and spending the time needed to learn the ins and outs of real-estate auctions could be a major factor in helping to ensure that you are able to identify, select and ultimately purchase the perfect investment property.
