How long does a roof typically last?

Copper, slate and tile roofs have a lifespan of around 50 years. Wood shake roofs have a shorter lifespan, lasting for around 30 years. Shingles made of fiber cement can hold their own for nearly 25 years, while asphalt shingles last for 20 years.

It’s not necessary for roofs to last this long. Sometimes, with proper maintenance, their lifespan can be extended by 5-10 years. Other times, the life of roofing is cut short due to environmental factors and accidents. 

What are some causes of roof damage?

  • Moulds:

If not cleared in time, algae and moulds will eat away at the organic matter and minerals present in roof shingles. Moulds also smell unpleasant, look unappealing and can pose health risks. Using bleach to clean and lining the shingles with copper is the way to go.

  • Fallen Branches:

Twigs, branches and cones can break from the tree due to strong winds, disease, decay and rain. If they impact the roof from a height, they can cause wear and tear. Trimming hedges and tree shades is a good idea.

  • Animals and Birds:

Depending on where you live, many wild animals may attack your roof, causing breakage. Raccoons, bats, woodpeckers, squirrels, cats, mice, birds etc can tear away vent covers and shingles in search for food or path inside the house.

  • Old Age:

If you’ve bought a new property, you should ask the previous owner about the year they installed the roof in. If it’s been over two decades, you definitely need a new roof. Old tiles can break and strike other tiles, causing more damage.

  • Leakage:

Significant damage is caused when clogged or damaged gutters spill water. The collected water can make a puddle that weakens the roof’s integrity. Stagnant water from faulty gutters can also cause microorganism growth.

  • Storms:

Harsh weather, such as thunderstorms, hurricanes and tornadoes cause massive amount of roof damage. Strong winds can cause tiles and shingles to break away from the roof. Water collected from storms softens the flat roofs and causes sagging.

  • Discolouration on Walls:

If your roof’s underlayment is allowing moisture to pass through, you may see water stains and discolouration on ceilings inside your house. If the stains are in multiple rooms, you may need roof replacement.

  • Sagging:

Are the rafters and decking in your roof tilting or sagging downwards? Then they’re absorbing moisture and need to be replaced. Luckily for you, if it’s localized, you may not need to replace your entire roof!

  • Curling and Missing Shingles:

Curling of shingles is a sign that your roof is nearing the end of it’s lifespan, and has got 1-3 years more before it completely collapses. Missing shingles are also a sign, and although they can be replaced, your entire roof needs to be changed if they are found missing frequently.

  • Cracked Shingles:

This is an obvious sign. If cracked shingles are randomly scattered throughout the roof, you should start thinking about replacing the entire roof. If the shingle granules collect in the gutter when the roof is around 15 years old, it’s a hint that you need a new roof.

  • Light Inside Attic:

If you visit the attic during the day, and see light entering through the roof, it’s time to replace your roof before it becomes a bigger problem. If you can observe light, then rainwater can definitely leak and collect in the attic.
