Texas Homeownership Reaches an All-Time High in 2020

The year 2020 will likely go down as the unique, most challenging year in a generation or two. A global pandemic has altered the lives of virtually everyone on the planet. Add that to civil unrest, volatile politics, and natural disasters, and 2020 is one that people were happy to put in the rear-view mirror. Interestingly, however, folks in Texas didn’t let the forgettable year put a damper on their dreams of owning a home. In fact, more people in the Lone Star State own a home now than ever before.

Owning a home is one of the most exciting and most stressful aspects of life. It is likely the most significant purchase a person will ever make. It brings an element of responsibility that a person did not previously encounter. Plus, having a home requires constant maintenance and care. One of the most critical ways to safeguard this investment is to purchase a reliable home insurance plan. This coverage will protect you against loss and can give you the peace of mind you need in the event of an emergency or catastrophe. It is vital to understand the essentials of insurance and how to choose the right coverage.

Understanding Homeowners Insurance: An Overview

You should never think of this coverage as being optional. It is not something you should purchase when you feel as though you have enough money or when you are more established in your home. Texas home insurance is vital to your financial well-being and the safety and security of your home and family. Failure to purchase adequate insurance or any insurance at all can lead to financial catastrophe as well as short- and long-term peril.

To begin with, you will not likely find a reputable lender to approve a mortgage loan unless you have a homeowner’s policy. The plan should cover the amount of the purchase price. Home insurance will pay to make repairs to your home in many circumstances. It can also pay for or reimburse you for injuries or harm that you or your family may suffer on the property in certain situations.

Covering Damage to the Outside of Your Home

When you purchase a homeowner’s insurance policy, it should cover repair costs and replacements to the exterior of the house. Any number of natural disasters or man-caused issues could result in damage or destruction to the house. Fires or hurricane-force winds are typically covered under homeowner’s insurance plans. Your policy should pay out to repair, replace, or rebuild any parts of the home that these incidents affected. Damage to the exterior also includes acts of vandalism or theft.

Coverage for the Interior

A homeowner’s insurance plan should also take care of the issues you encounter inside your home due to these same causes named above. If you need to repair or replace building materials, flooring, appliances, or other elements of your living areas, your plan should pay to make these repairs. Personal belongings such as clothing, electronics, furniture, keepsakes, and most other items should be included in this coverage, as long as their loss or damage occurred in the same incident that affected your home.

When Your Insurance Plan Will Not Cover Damage or Loss

As you start shopping for insurance plans, be aware that coverage is not always valid when your home suffers damage or is destroyed. A policy does not typically cover repair or replacement costs due to floods or earthquakes. The good news is that you should be able to purchase supplemental insurance to protect you against these types of incidents. If you live in an area where these disasters are more likely to occur, talk to your homeowner’s insurance agent on how to buy this additional coverage. Regarding flooding, your policy will cover water damage if it happens because of the sudden, unexpected malfunction or rupturing of pipes or appliances. The plan will not cover water damage from a sewer backup, overflowing waterways, or excessive rainfall that sends water into the house.

Other situations would disqualify you from insurance coverage as well. If your home suffered damage or destruction due to your failure to maintain the property correctly, your agent would likely deny your claim. For example, if you know it is time to replace the roof, or if you know you have leaky pipes in the basement, but you ignore these needs and problems result, you should not expect coverage. Also, deliberately damaging your home not only invalidates your coverage, but it is illegal and can result in jail time.

Paying Your Medical Bills and Protecting You Against Lawsuits

Homeowner’s insurance has other important protections too. Your coverage will compensate you for injuries you suffer due to damage in your home. It will also pay for medical care if injuries occur to someone visiting your property. Also, if someone sues you because your dog bites them or because the person falls off an un-sturdy porch, it is your homeowner’s policy that will cover the medical and legal costs.

Premium and Deductible

Like health and car insurance, homeowner’s insurance will have a deductible attached to it. This is an amount that you will be required to pay on any claim before the plan takes effect and pays its share. Some people choose lower-deductible plans but, in turn, have higher premiums to pay out of pocket. Raising the deductible will lower these payments. The challenge here, however, is that if you file claims for issues that cost lower than the deductible, you will be responsible for the entire cost.

Shop Around

When you were house hunting, you did not likely go with the first place you saw. If you are like most prospective buyers, you did your research, sought advice from a professional or trusted ally, and compared numerous models before you felt good about a place you could call your own. You should take the same approach with homeowner’s insurance. There are plenty of companies on the marketplace vying for your business. Not all of these are a good fit for your needs, and not all plans are right for you and your family.

The more effective plan is to get multiple quotes and talk to several different agents about what they offer. You will notice differences in premiums, deductibles, and coverage levels. You will see that some plans have more exclusions and exceptions than others. You may also find that one or two companies have better customer service than others or may have a more user-friendly way of making claims or getting information. Before you go with just any insurance company, do your due diligence and investigate various options thoroughly.

Know Your Policy

The full scope of your insurance plan is large and can be confusing. Still, do not fall into the temptation of agreeing to a policy before you understand what it entails. Read through the document with your agent. Ask any questions you have and address all your concerns. If anything gives you pause or makes you feel uneasy, do not move forward with signing the policy.

If you are among the new homeowners in Texas, make sure you choose an insurance plan that meets your needs. The right policy can protect you and your loved ones for years to come.
