Adding value to your home by investing in a loft conversion

Whether you’re looking to introduce more space for you and your family to enjoy or add value before you come to sell, a loft conversion is one of the best ways to do this. With the option to use the additional space as a bedroom, home office or even a playroom for the little ones, there are a wealth of ways to make the most of your new room!

Why convert your loft?

There are a number of benefits when it comes to converting your loft. Not only does it add an extra room in your home, but if you decide to convert the space into a bedroom, your house can be marketed with an extra room if you’re looking to renovate then sell. This will ultimately help you to justify a higher asking price too.

Not only are you more likely to get more money for your property, but it’ll also increase the overall floorspace of your home, something that more and more buyers are looking for when searching for their next home.

How to convert your loft

Whatever you do, you’ll need to bring in the loft converting professionals! If you want to make money on your home, you need to spend money. A loft conversion isn’t something that should be undertaken on the cheap, as often a lot of the work is structural.

When you’re planning your loft conversion there are three main types – rooflight, dormer and manser. There are a couple of things to consider when deciding too such as where the stairs and windows will go, but these can be discussed in detail with your builder and architect.

The most desirable design features of a loft conversion

Skylights – unfortunately, if your loft has been used for storage since your house was built, it’s likely it won’t have any windows. To add some light to your space when you’re creating your loft conversion, why not look at installing VELUX windows as these are a great way of introducing natural light making it more desirable to potential buyers.

Design – you’ll want to make sure the finished product is designed to the same standard as the rest of your home. The walls will need painting to match the rest of your colour scheme making the flow between spaces to be effortless.

Carpet or hard floor? – as much as loft conversions often retain a lot of heat in the winter months anyway, carpet will help to add an additional layer of insulation, helping to keep your heating costs down.

Furnishings – if you’re looking to put your house straight on the market, it may seem pointless to have to furnish the space. However, furnishing and adding finishing touches will help buyers to visualise how they will use the room and help get that all important sale!
