Looking for a Development or Construction Manager? Here are the Changes Affecting the Construction Industry in 2022

Posted On Friday, 15 April 2022 08:16

If you’re a developer and/or a business owner looking to construct a new building, you’re going to have to decide on whether it’s a good decision to hire a development manager or a construction manager. Or you might even decide to hire a combination of both. But first you need to focus in on what services each position provides.

Says Miami, Fl, construction manager, Paragon Development LLC, the main duty of a construction project manager is to “project and fulfill” your building vision. The construction phase of the process requires strict adherence to both schedule and budget. That takes effective communication with both the construction team and the client(s) so that expectations are managed efficiently and inevitably, a project is delivered on time and within budget.

A development manager will get to know you, your company, your vision for your building and/or renovation. During the planning stage, the manager will work with you to set realistic goals and milestones for the project. Not unlike the construction manager, the developmental manger will work with you to define project scope, schedule, and budget. Informed decisions made at the get-go should ensure a smooth transition throughout each phase of construction, from groundbreaking to project closeout.

While all this can provide the potential client with a conceptual idea of both construction manager and development manager (the two are not very different), it’s also important to understand the concrete changes that are happening in the commercial construction world in 2022.

According to a new report, the construction industry has changed significantly since 2020 and it’s not altogether good. Project delays, lack of experienced employees, poor profitability, has plagued construction outfits, owners, and developers alike. The major reason for this is, of course, the COVID-19 pandemic which launched new rules, regulations, and protocols that must still be met by general contractors, suppliers, subcontractors, and other parties involved in “the present-day market.” After all, for the most part, construction is not a “work-at-home” industry.

Some of the more hot topics for construction companies in 2022 is the trend towards digital tools like construction bidding software which is said to drastically simplify management, estimating, material/supplier management, and other important contractor tasks. Cloud computing for data storage and information systems, BIM (building information modeling), and even drones are taking center stage.

What Changes You Expect in the Construction Industry in 2022

Experts agree that massive changes have been happening in the commercial construction industry since 2010. The major changes have come in the form of automation, green building, digitization, AI (artificial intelligence) and more. The trends are fluid and still ongoing in 2022 which means it’s imperative building teams keep up or be left behind. For instance, sooner or later, the metaverse will be employed to deliver 3D modeling of entire buildings, inside and out.

The Coronavirus Effect

Due to the pandemic, 2021 turned out to be the year when “working arrangements” became of the utmost importance when it came to meeting important new workplace requirements and quarantines. Commercial and retail sectors were forced to become far more “flexible and automated” via supply channels and new methods of communication.

The impact on the construction industry included:

--Obtaining social and economic infrastructure protocols

--Transportation and logistics planning

--A more automated worksite due to lack of human resources

--Dependence on the most reliable suppliers to provide materials during the supply chain crisis

--Improved legal background checks to better protect construction companies

A wide range of challenges still exist such as the impact of hyper-inflation which is affecting not only the U.S. but much of the world.

Problems to be Solved for the Construction Industry in 2022

One of the hot topics in the industry these days is “renewables” along with batteries and hydrogen generation. The embracing of renewable energy is said to be very popular in 2022 and beyond.

Experts agree that a lack of material resources on planet Earth can potentially be solved with the assistance of renewables taken together with hydrogen batteries. Other topics that are said to be at the fore is a new dependence on digitization to help with bad supply chains, a breakdown in communications, the loss of data, plus vulnerable construction and developmental management processes.

But there is hope in 2022 for the construction industry while some of the biggest problems can potentially be solved with the help of reliable and modern software applications. This includes the introduction of state-of-the-art digital tools such as cloud computing, augmented reality, measuring, estimating, management, and lots more.
