Understanding Financing For Property Buying Process In The UK

Posted On Monday, 10 July 2023 10:06

Of the steps you will take as you prepare to buy a property, having the right financing is nothing short of absolutely essential. In the property buying process, UK buyers must get the financing right from the very beginning or it can create long delays throughout the process. If this is your first time buying a home, what do you need to know about financing? This quick guide can help you make sense of things.

Start With a Better Understanding of What You Can Afford

When you begin thinking about how much you can actually afford to borrow on your home, you’ll want to take several factors into account. First, think about your income. How much do you earn from month to month? Do you expect that number to change in the near future? If you do, how will that affect your ability to repay the loan?

Then, think about how much you expect the cost of moving to be. The average removals cost in the UK is £800, and you may find other costs on top of that. Think about budgeting for additional childcare or pet care while you’re moving. Think, too, about whether you’ll be able to cook in your new home right away or if you’ll need to plan for takeaway for a few days. Additionally, you may have cleaning costs or repair costs on your old property before you move, too. All of that should become part of your budget.

You’ll also want to factor how much additional money you need on top of a house payment for living costs. Remember that you’ll need to pay for utilities, broadband, food, transport, and more. Understanding what your actual budget looks like from month to month is an absolute must before you buy a home.

Then Turn to Mortgage Calculators

During the property buying process, many people turn to mortgage calculators, and for good reason. They help you better understand the size of the loan that your income might dictate. They can also help you nail down what you monthly mortgage payments might be based on current interest rates. Remember that you don’t want to undertake this step until you’ve done some maths on your own, but this is a good way to back up your calculations to better understand what a lender might see when they begin reviewing your application.

Think About Deposit

For most first-time home buyers, a deposit is maybe the scariest step forward. When you begin to know what you can afford, you’ll need to think about saving for a deposit. At the very minimum, you’ll likely need a 5% deposit, but that can only come with a first time buyer mortgage or a similar government scheme that will help you buy a home. If you cannot qualify for one of those loans, you’ll need to at least a ten percent deposit on a property. Keep in mind that if you’re buying a home at the average price range in the UK, you’re paying £281,161 for the property and £28116 for a deposit of ten percent. That can be quite a bit for some people. Keep in mind, though, that the higher your deposit amount, the stronger your position on a mortgage might be in the long run.

Obtaining Financing

When you know how much you can afford and how much money you’ll need on hand for the deposit, the next step is to get the financing you need. You’ll need to consider the various types of mortgages that are available. Often you can sit down with a mortgage broker at this step to help explore your possible options. At that point, you can even apply for a mortgage in principle as that can help speed up the home buying process. Keep in mind that this is not a guarantee of a mortgage, but it helps everyone on board go through some initial early checks to better understand what you might qualify for and it gives the potential home seller some reassurance that you will be able to qualify for a loan.

Making it Happen

The property buying process UK buyers must work through can be complex, but by getting your financing in order before you begin, you’ll have a far greater chance of getting the property of your dreams.
