As a real estate agent, success can typically be tied directly to the amount of listing activity you get. Thus, if you want to generate more commission and experience greater success in the industry, it comes down to getting more listings on a monthly basis.

1.  Invest in Networking

Want more listings? Make networking your number one priority. The more relationships you have with people in your local community, the more your name is going to be given out by people when they know someone who is buying or selling a home. 

It’s your job to become deeply involved in your local community. This doesn't just mean attending events or sponsoring local sports teams, although those are good starting points. It involves building relationships with local businesses and people who can become sources of referrals. 

Consider partnerships with home improvement service providers like contractors, landscapers, and interior designers. These are complementary businesses that work with homeowners, but who don’t directly compete with you. As a result, you can build out referral relationships that are mutually beneficial.

2.  Leverage Social Proof

Nothing builds trust with potential clients like hearing or seeing evidence of your success with previous clients. Make it a habit to ask for testimonials and to create case studies of your past listings. These can be featured on your website, in your marketing materials, and on social media. 

These testimonials and case studies should highlight the unique aspects of how you handled each sale, focusing on the benefits your clients experienced. 

•  Did you sell a home faster than expected?
•  Were you able to secure a price above market value?
•  How did you handle a sensitive situation where a deal almost fell apart?

Find the compelling angles and tell those stories in the testimonials. These are the things that build trust in people and compel them to work with you in the future.

3.  Use Advanced Lead Generation Systems

Advances in technology mean you can automate much of the lead generation process and never miss a potential listing. Invest in a customer relationship management (CRM) system that helps you keep track of leads and clients. Use this system not just for organization, but also to automate follow-ups with potential leads who have shown interest in selling but haven't yet taken the plunge. Combine your CRM with other automation tools that can help you capture and nurture leads. 4.  Build Out Marketing Campaigns

While word-of-mouth and referrals are valuable on their own, combining them with strong, targeted marketing campaigns can really increase your listing activity. 

It’s a good idea to use both digital and traditional marketing to reach potential sellers. This might include targeted Facebook and Google ads that reach specific demographics in your area, or more traditional methods like direct mail campaigns featuring your recent successes and the benefits of listing with you.

Also, ensure your marketing messages are tailored to address the specific needs and concerns of potential sellers. Are they worried about the stress involved in selling their home? Do they fear they won’t get the best price? Tailor your communications to address these pain points, positioning yourself as the solution. Good real estate agents are seen as “problem-solvers.” The more you put this image forward, the more clients you’ll attract.

5.  Have a Unique Value Proposition

In a competitive market, you need to stand out. One way to do this is by offering value propositions that make the selling process easier or more beneficial for homeowners. Consider offering free home valuations, staging services, or even flexible commission structures. 

Most agents do the same things, serve the same people, and get the same results. By having some sort of unique value proposition, you gain a competitive edge and it’s far less difficult to consistently find clients.

The real estate market is always evolving, and so should your strategies for securing more listings. Keep yourself educated and informed about the latest market trends, marketing techniques, and technology tools that can help you stay ahead of the competition. Attend workshops, participate in webinars, and read up on the latest in real estate strategies.
