With as much time and effort as goes into finding the right rental properties to invest in, the average landlord doesn’t give nearly enough energy to filling those properties with the right tenants. As a result, they end up compromising cash flow and hurting the profitability of the properties they’re invested in. If you want to find more success with real estate, you need a plan for finding and attracting better-quality renters.

What Makes a “Good” Tenant?

Before we dig into the details of how to attract better tenants, let’s begin by understanding what a “good” tenant is in the first place.

While no official definition exists, a good tenant is someone who pays on time, takes care of your property, and sticks around for at least 12 months (and ideally much longer). In other words, they’re a reasonable person who doesn’t cause any trouble and does what they say they’re going to do.

Though that might sound like common sense, any landlord who has been in the business for any period of time knows that finding these renters is much easier said than done. Consistently attracting good tenants takes work.

How to Find Better Tenants

As you search for good quality tenants, there are some specific steps you can take to make it more likely that you find them. Here are a few pointers:

•  Enhance Your Property’s Appeal. First impressions are everything. Start by making sure your property looks inviting. Invest in landscaping, ensure the exterior is clean and in good repair, and consider a fresh coat of paint (if needed). Inside, update old fixtures, make sure all appliances are working correctly, and consider modern touches like a fresh paint job in neutral colors or installing new flooring. Well-maintained properties attract tenants who are likely to take care of their living spaces.

•  Market Your Property Effectively. Effective marketing is at the heart of high-quality tenant attraction. Use high-quality photos and create detailed descriptions highlighting your property’s best features. List your property on popular real estate platforms, social media sites, and local classified ads. (And when you do create these listings, be specific about what makes your property stand out, like a great neighborhood, proximity to public transport, a pet-friendly policy, or included amenities like a gym or pool.)

•  Gather positive feedback. Feedback in the form of positive testimonials can really help you reach quality tenants. The problem is most landlords only get feedback when someone has a negative experience. This is why you should proactively seek out positive reviews. These incentives may include discounts on the rent, gift cards, and a free laundry day.”

•  Set the Right Price. Pricing your rental competitively is key. Too high, and you may alienate good tenants. Too low, and you might attract a high volume of applicants, but not necessarily of the quality you desire. Research local rental market trends to find a price that is competitive yet realistic.

•  Screen Applicants Thoroughly. Screening potential tenants might be the most important step in attracting quality tenants. Include a comprehensive screening process that checks credit scores, employment history, rental history, and criminal background. Look for tenants with a history of stable employment, a good credit score, and excellent references from previous landlords. This process helps ensure the tenants are reliable and financially stable.

•  Hire a property manager. Trying to handle every small detail and responsibility on your own is exhausting – and you’re almost certainly going to forget to do something, which could compromise your ability to attract (or keep) good tenants. By hiring a property management company, you can offload these tasks and make sure they’re professionally cared for.

•  Offer Incentives. Consider offering incentives that make your property more appealing compared to others in the same area. This could be anything from a free month's rent, reduced security deposit, or covering utilities. Incentives can be particularly effective in competitive markets and can attract tenants who are looking for the best value for their money.

•  Leverage Technology. Use technology to make the rental process easier and more appealing to tech-savvy tenants. Online applications, virtual tours, and digital lease signing can streamline the process and appeal to busy professionals who value convenience. Providing an online portal for paying rent and requesting maintenance can also be a big plus.

Adding it All Up

Finding good tenants isn’t as easy as you might think. It requires a great deal of planning and intentionality. Plus, on the back end, there has to be a commitment to retaining these tenants and avoiding high turnover. This requires an investment in relationships.

Building and maintaining a good relationship with your tenants can encourage long-term tenancy and prompt them to take better care of your property. In order to do this, make a habit out of responding promptly to maintenance requests, communicating openly about any issues, and respecting their privacy. Tenants who feel valued are more likely to respect your property and recommend it to others.
