“What we've found is, actually, the best partner for us is someone that has some presence in London already," Millican explains. “They may have already done some office investments or have a view on it. What we're saying is, 'On the basis [that] you've probably already decided that this is an interesting opportunity generically, here’s a good example,’ rather than trying to convince someone to invest in offices from scratch.” Since Millican joined the company, the scope of its partnerships has continued to scale up, now including collaborations with globally recognized industry leaders.

One of the most noteworthy examples of Nick Millican’s strategic approach to leveraging joint partnerships is the collaboration with Morgan Stanley Real Estate Investments for the acquisition of Premier Place in Devonshire Square, London. Having had a foothold in London for over 40 years, MSREI was an ideal partner for Greycoat.

Premier Place, a former Royal Bank of Scotland property, was ripe for redevelopment. Greycoat and MSREI saw the potential to transform it into a state-of-the-art office space that would attract top-tier tenants. "One of the things we do is buy a building which either is vacant or will become vacant in the short term, and do what we would call a heavy repositioning," Millican shares. "Something like Premier Place is a good example."

The comprehensive refurbishment, led by Stiff + Trevillion architects, involved the replacement of mechanical and electrical systems and the reconfiguration of interior spaces to fashion a modern, high-specification building. The project was a success, attracting valuable tenants like trading firm Jane Street Europe and international law firm Squire Patton Boggs. Having a successful acquisition and refurbishment venture in collaboration with a globally renowned entity set an industry standard, displayed Greycoat’s expertise, and further boosted its credibility in the commercial real estate industry. According to Nick Millican, some corporations are following suit, taking on refurbishment projects rather than investing in new builds.

Leveraging Flexibility for Greater Returns

As a developer, Nick Millican focuses on ensuring that the “bones,” or core structure, of a building, supports various tenant needs. “A tenant such as a large investment [will] have their own policies, and they'll probably want some continuity between office in London, office in New York or wherever,” says Millican. “And so, there really isn't a one-size-fits-all approach to it. And that's what we focus on.” He explained the importance of providing outdoor spaces and creating inviting entrance experiences that typically include breakout areas and cafes on the lower floors. Recognizing that each business will utilize the space differently, Millican prioritizes flexibility in building structure and design to appeal to a wide range of tenants, rather than tailoring the space to a specific type of tenant or workload.

A prime example of this technique can be seen in Greycoat’s partnership with Ivanhoé Cambridge, one of the 10 largest real estate companies in the world, for the acquisition and refurbishment of the Minster Building. With a focus on promoting a healthy work-life balance and creating an enticing workspace, the building was outfitted with flexible office and coworking spaces, a reception area with a breakout space and Crussh juice bar, a roof terrace, along with 250 bike racks and state-of-the-art gym-quality shower and changing facilities. On-site, a team dedicated to creating various activities, networking events, and cocktail evenings helps foster a sense of community among the occupiers.

The selection of major tenants that occupied the Minster Building at the time of project completion reflects Millican’s focus on flexibility. From a microbrewery and a fashion tech company, to business service firms and an upscale fitness center, each tenant was able to use their leased space in a way that reflected their unique brand and style.
