Digital nomads are remote workers first and travelers wanderers second. They visit and stay in locations with low cost of living and accessible, fast internet connection to complete their professional duties and sustain their lifestyles.

The United States satisfies these main criteria, making it the darling of the global digital nomad community. In March 2024, the nation accounted for about 14% of trips made by these worker-travelers. Digital nomadism spurs tourism, enabling American destinations with low crime and high environmental safety to magnetize transient travelers.

Short-term rentals have also contributed to rising home prices and rents. Strong demand for transient lodging motivates landlords to cater to tourists instead of long-term tenants, reducing the number of affordable housing options for residents.

A Golden Opportunity

If you own a house or plan to invest in real estate, skyrocketing home prices and rents should be music to your ears. Remote work has rendered residential real estate a hot commodity, making houses long-term income-generating assets.

As a homeowner, you can hold on to your property and rent out your space entirely or partially to generate income. Alternatively, you can cash out on your valuable house by listing it and walking away with a handsome return.

As an investor, you can cash in on the situation by developing a condo or apartment complex or flipping fixer-uppers into rentals in migration hotspots for remote workers. To absorb less risk and earn passive income annually, look into buying stocks of real estate investment trusts that own properties in such areas instead.
