When preparing to sell your home, certain strategic improvements can significantly impact your sale price and the amount of time your home sits on the market. While it’s tempting to dive in with major renovations, not all improvements will provide an equal ROI.

Understanding which repairs and renovations matter most to home buyers will help you allocate your budget effectively and maximize your selling potential without spending money on unnecessary upgrades.

Here’s a list of 4 of the most essential repairs and renovations to make before selling your home.

1. A roof replacement

Getting your home’s roof replaced is one of the most important renovations to pursue. Your roof protects your home from the elements, especially rain and moisture, and a bad roof will cause severe problems. For example, if there are any leaks you haven’t noticed, they’ve likely been doing damage over a prolonged period of time. By the time water damage becomes visible through the ceiling, the roof has typically been leaking for months. When left unaddressed, water damage can cause your roof’s sheathing to rot, create mold, ruin your insulation, and there’s even a possibility of a collapse.

If you know your roof is in bad shape or nearing the end of its lifespan, get a professional roof inspection right away. Find out if you need a roof replacement or if you can have small issues fixed. However, keep in mind that home buyers are more likely to pay your asking price if your roof is relatively new since it’s a big expense. If your roof is in bad condition, you might have to settle for significantly less than your asking price to account for that.

2. Structural and foundation repairs

Issues with your property’s structure and foundation should be addressed before putting your home on the market. This includes a cracked or uneven foundation, plumbing system updates and leak fixes, electrical system improvements (especially where safety is concerned), and window and door issues (like drafts and functionality).

Safety issues to address include updating the smoke alarms and carbon monoxide detectors, stabilizing handrails, making sure decks and porches are safe, and ensuring GFCI protection is installed on all electrical outlets in the bathroom, kitchen, and any other area likely to experience moisture.

Ultimately, you may not need to bring your entire home up to code if it’s not already there, since many home buyers don’t really make a fuss over compliance and permits. However, safety is a different issue altogether. Never put your home on the market without addressing all safety concerns first.

3. Curb appeal enhancements

While curb appeal is more aesthetic than functional, it’s equally important. Even though it’s not that hard to hire someone to install a fresh coat of paint, home buyers want to deal with as few tasks as possible. The better you can spruce up your home’s curb appeal prior to listing it for sale, the better.

For example, power wash and paint the exterior, replace broken and unsightly gutters, fix broken or ugly window blinds visible from the outside, add or replace exterior lighting, fix broken concrete walkways and driveways, and do a bit of landscaping. If your yard isn’t already contained, cut the grass, trim all the bushes, and hire a professional landscaper to create some aesthetically pleasing borders to give your front yard some shape.

4. Bathroom improvements

While other renovations – like a full kitchen remodel – aren’t that necessary, bathrooms are different. People spent quite a bit of time in the bathroom multiple times throughout the day, and typically begin their day in the bathroom. It’s crucial that home buyers feel at ease and comfortable with the bathroom when touring your home. They’re going to picture themselves waking up every morning, taking a shower, and getting ready for the day. They need to feel at home the minute they peek inside any bathrooms you have in the house.

Essential bathroom improvements include repairing the grout, cleaning the tile, fixing leaky faucets and running toilets, replacing old and ugly caulking, updating worn and mismatched fixtures, adding good lighting, and addressing ventilation issues.

Make smart investment choices

The key to successful pre-sale home improvements lies in making necessary repairs and being strategic with upgrades. Focus on issues that may deter buyers or lead to failed inspections, while at the same time making cosmetic improvements that enhance your home’s aesthetic appeal.

Your home doesn’t need to be perfect to sell, but it should be nice enough that potential buyers can envision their future living in the space. By prioritizing the right improvements, you’ll be more likely to sell your home for a good price without spending too much on renovations.
