When most people rent a vacation home, they expect to spend a few days or perhaps a week relaxing. However, travelers who rent luxury homes often have very high expectations, which can be challenging for property management companies to meet. Luxuri, a vacation rental management company focusing on ultra-high-end properties, has discovered a new way to meet — and exceed — renter expectations.

Jonathan Campau, Luxuri’s founder and CEO, explains that when it comes to managing luxury vacation rentals, every detail matters. Nothing exemplifies that philosophy better than the company’s meticulously detailed, 300-point property management checklist used to assess each property before a stay.

“Our attention to detail surpasses industry standards. The 300-plus point checklist has been edited and perfected over the years,” he says. “Every Luxuri property is inspected before and after each stay, guaranteeing that all properties are maintained in Luxuri condition with the help of technology and layers of management.”

On the whole, vacation rental companies don’t have a reputation for outstanding attention to detail, but Luxuri is working to distinguish itself, particularly in the ultra-luxury vacation rental space.

In addition to its comprehensive checklist, the company also maintains its 24/7 guest concierge service in-house. Guests don’t have to worry about trying to explain an issue to a customer service representative who doesn’t understand the company’s policies and procedures.

However, as a management company that exclusively focuses on high-end properties, Luxuri faces even more unique issues.

“Managing ultra-luxury properties presents several challenges, including balancing the high expectations of both owners and guests,” says Campau. “Homeowners often believe that the value of their property justifies a higher rental price and minimal use. Guests paying premium rates feel entitled to unrestricted privileges.”

While communicating standards and expectations to guests and homeowners is important, Campau also believes in trying to meet their expectations whenever possible.

Luxuri manages to accomplish both through a combination of technology, skilled management, and dynamic pricing and marketing. “We maintain high standards by leveraging our proprietary technology, WoodenDoor, and a comprehensive management approach,” explains Campau.

Part of that management approach includes maintaining each property, which is no small feat. Luxuri properties include hotel-style amenities like expansive swimming pools, home gyms, and even theater systems.

Maintaining these features isn’t just labor-intensive — it also requires a good bit of skill. And given the premium rates guests pay to stay in Luxuri properties, having amenities that aren’t up to standard is simply unacceptable.

However, depending on location, the time of year, and the matter at hand, finding someone qualified to handle a particular issue can be difficult. When you’re managing some of the most luxurious vacation homes in the world, it’s not enough to find someone qualified to work on a property. They also must be able to perform consistently high-quality work.

“The availability of skilled labor is another challenge,” says Campau. “Maintaining these properties requires professionals who uphold the highest standards without cutting corners.”

When thinking about the challenges of managing luxury properties, many people don’t consider the importance of licensing and insurance. “Ensuring compliance with licensing requirements and maintaining proper insurance coverage are critical, and oftentimes challenging, aspects of operations,” Campau says.

To avoid potential liability issues and other legal snafus, Luxuri utilizes an in-house team of experts to constantly evaluate and adjust policies to ensure regulatory compliance.

This team has more to handle than one might think. Because Luxuri manages properties in Indonesia, South Africa, Costa Rica, and four U.S. cities (Miami, Fort Lauderdale, Los Angeles, and Aspen), it must ensure that every rental property remains compliant with all local laws.

It’s important to keep homes clean and in good repair for guests and owners alike. However, without dedication to thoughtful marketing, Luxuri might never have gotten off the ground. The company brings in experienced people to oversee every facet of property management, and marketing is no exception.

“Having knowledgeable brokers who understand the market and can accurately represent properties is essential,” says Campau. Marketing a villa-style vacation home is much different from selling an ordinary home to a potential buyer. Luxuri brokers are equipped to highlight features of the home and nearby amenities while showing homes to interested parties.

For Campau, ensuring that Luxuri properties reap the benefits of unparalleled property management isn’t just about homeowners, guests, or even Luxuri as a whole. Instead, it’s about elevating the standard for ultra-luxury property management everywhere. In a world where so many businesses value protecting their profits above all else, it’s refreshing to see a company making a commitment to true excellence.
