As a homeowner, you are probably checking your financial statements and bank accounts frequently. You keep track of the latest news cycles and what is going on in the world. With the tenuous nature of things and job market fluctuations, you might be left wondering how you can shore up your finances while still living your life and focusing on the future. Here are some suggestions to help you balance the scales and then tip them in your favor.

Get Started in a Real Estate Investment Trust (REIT)

You have probably heard of a friend, relative, or someone on the far corners of the internet discussing real estate investment opportunities. They might seem out of reach for you, but that was in the past. In today’s world, real estate investment options are now attainable for many people just like you.

In order to take the leap into a new type of investment holding that you are not familiar with, it is important for you to do your due diligence and learn everything you can before diving in. After all, knowledge is power, as they say. Informed decision-making should be part of your basic investing practice, so it is wise to understand how to get started in REITs (we are a REITs news provider). The act of investing in REITs leaves you removed from the management process regarding the individual properties, while others do the heavy lifting for you.

Consistently Track Your Finances

Presumably, you already know that you should be diligently tracking your finances. Regardless of whether you are a first-time homeowner or only have a few years left on your mortgage, the importance of knowing your financial situation on any given day is an essential strategy to keep your financial health in good condition instead of hanging onto life support. This is especially important information to know if a large expenditure is on the horizon or in the event of an emergency.

The first step is to determine the best method and approach for your unique habits, schedule, and lifestyle. Since smartphones are ubiquitous, that is the likely go-to for many people. Create a free spreadsheet on Google Sheets, your Notes app, or download a financial tracking app to your phone. Others might prefer to carry around a pen and a notepad. Or take photos of every financial transaction in addition to collecting receipts throughout the day. When you return home, set aside a few minutes each evening to enter your purchases and income into your preferred platform.

Move into a Bigger Home and Rent Out Your Old Home

If you and your family are feeling the squeeze from cramped quarters in your current living space, it might be time to upgrade your square footage. But doing so means taking on a new mortgage, moving expenses, and, more than likely, a higher interest rate and property mortgage insurance.

All is not lost, however. You should consider keeping your current property and using it as a rental income opportunity. Even if you have not paid off the mortgage yet, you can use the rental income to cover that cost. That being said, it is imperative for you to have a financial cushion, just in case the former home lies vacant and you need to take care of the mortgage payment without tenants.

Pick Up a Side Job

Sometimes, securing extra income is a good strategic move to make, even if you do not need it right now. Before committing to a second job or side hustle, take stock of your home life and current professional role. Ensure you have your bases covered at home, and that anyone else in the household has agreed to pick up your slack and share the work at home and with children. As for your current job, make sure there will not be any conflicts of interest that may arise from taking on additional work.

Once you have that all squared away, think about what you can reasonably do to earn more money without putting a strain on your physical and mental health by burning the proverbial candle at both ends. If you are a CPA, for example, consider providing paid tax preparation on the side, if allowed by your company. This can help you generate extra income during tax season while leaving the rest of your year clear of extra work. Another option is to drive for a rideshare company. Consider waking up a couple of hours early to provide airport transportation after the earliest flights land. You can also offer personal trainer services at the gym before work and get your own workout in at the same time. The key is to find something that is reasonable and works for you.

Update Your Resume (Just in Case)

If you have been in the same job for several years or for only one, it is always advisable to maintain a current resume. You never know what might happen, so it is best to have a living resume ready to go at a moment’s notice. When the stress of a layoff hits you hard, it can be difficult to focus and take action. If your resume is up-to-date, you can move on to new job opportunities quickly.

n addition to your resume, it is important to maintain your LinkedIn profile and account. Pay attention to any other social media accounts and keep them well-maintained and curated. Pro tip: Clean up your social media accounts now. Toggle your accounts to private and conduct a deep clean to remove any questionable content or outdated pictures and posts that are inflammatory or no longer reflect your current opinions or position in life. All of these things will help you become a more marketable employment candidate and help you secure a new position faster.
