How to turn your house into a rental property?

In a slow housing market when owner plans to move, converting a home into rental property is a smart option. It helps to manage property expenses and allow landlord to plan necessary move while some buy the house with an intention of turning it into a rental nook from the start. There’re many reasons to this such as investors may plan to buy a new home after renting out the old one while others who’re thinking of relocation but unable to sell. In either case, there’re matters you need to understand and how to make it a right move.

Contract

Start by reviewing your mortgage contract, if there’s a loan on the property. If loan was solely for a resident or lest there’s a proviso forbidding property rental, consult your attorney and clarify the matter to avoid inconvenience. Experts’ advice to always seek consent of property attorney or agent before making a move so you can proceed legally! Moreover, carefully read the document and check for covenants, conditions and restriction of homeowner’s association, usually termed as (CC&R’s) in real estate language. This is important to determine if your contract clearly forbid or impose some limitations.

Insurance

If your property is insured, make sure property insurance document is updated before conversion. Your home is unprotected if it lacks insurance or document has expired. Meanwhile, it’s also important to know about terms of home insurance such as limitations, renewal, penalties in-case of breach and to what extent it protects.

Learn the laws

Another important aspect is to learn your local municipality and country laws pertaining to real estate rental, conversion, licensing and registration. Whatever move you’ll make, it should be as per laws that vary from one country to another and even between cities. For instance if you’re dealing with a rental property in Dubai, things rules and regulations may differ as in Qatar whereas both are parts of UAE! Extract copy of present landlord and tenant act from local municipality. Carefully read and understand the document along with deposits and eviction laws lest your tenants turn out over pestering.

Hire arbitrary services

Consider hiring services of a licensed real estate agent or property lawyer to handle sophisticated matters in a smooth and legal way. This person would assist you with listing, finding the right tenants, rent collection, during eviction and home maintenance requisites so expect nothing but professionalism. Agents have deep analysis of current real estate market so you’ll have no trouble in getting the job well done however make sure they’re certified.

Decide the term

Finally, decide the term of rental that can be full, quarterly or two months as with most vacation homes. Also determine whether to have the property furnished or unfurnished before conversion. Assemble a list of contractors as well as service personnel such as plumber, electrician, air condition, gardening, housekeeping and roof so on. Also discuss about untimely problems such as broken pipe or severed power line for speedy repairs.

Finalize the document

When all is full and final, request your attorney to prepare rental/lease contract for probable tenants and application. Consider buying home warranty even if it costs you extra to make repairs and maintenance more manageable.
