Though many of us like the idea of keeping pets but finding a pet-friendly rental accommodation is still not easy for the tenants. Multifamily property owners can increase the value and demand of their rental units by introducing some major and minor pet friendly renovations.

A pet friendly property doesn't only mean that pets are allowed to live with their owners, but it needs to have certain facilities to ensure that the animals are comfortable. There are several affordable housing contractors who offer guidance and services to turn a multifamily property into a pet-friendly property. If you want to start on your own, here are a few ideas to make the house pet friendly:

Thorough Inspection of the Property
Look around for choking, electrocution, suffocation and strangulation hazards. Multifamily property owners need to conduct a periodic inspection of the entire property to make sure that there's no unseen threat for the pets.

For instance, if there's a common garden or green area in the property, make sure it only has pet safe plants and trees. Lilies may cause kidney failure in cats while aloe vera, amaryllis and mums are other toxic plants for animals.

Pet hair fall may make it difficult to keep the carpet clean all the time. As a multifamily property owner if you provide pet-friendly accommodation for rent, it is advisable to avoid covering up the entire floor area with carpet.

Pets spend a lot of time on the floor, so ensure that  it is an easy to clean and non-porous surface. Concrete and tiles are good options and so is hardwood and bamboo but pets may leave their marks on soft woods.

Extra Long Railings in Balconies
If multifamily property units have balconies, you can increase the height of the railings so that pets don't jump and fall accidentally.

Dog Grooming Facility and Play Areas
Multifamily property owners can also have a pet spa and grooming facility within the community to delight the animals and their owners. While it is an additional expense but it will get you more tenants and a better rent.

A separate open play area for dogs also works well for multifamily properties. You can have pet toys in the open space so that pets may have a great time outdoors.

Other Good to Have Things in the Rental Units

  • A dedicated feeding area for the pets where food and water bowl is kept can be a great addition to the house.
  • A comfortable spot where the pet can have a sound sleep is another good to introduce concept. You can have a small and quiet space under the stairs or shelves.
