Got a Luxury Home to Sell? Use an Auction for These Key Reasons

Written by Posted On Friday, 11 December 2015 13:32

It used to be that auctions, especially years back when REOs were flooding the market, were synonymous with distressed or unmarketable properties. That’s an example of an auction myth.

However, in the last couple years we are seeing a shift in this view and a rise in popularity of selling not just non-distressed properties but higher-end homes and luxury properties by way of auction.

When I hear the word “auction” my mind associates it with the way to sell high-end art and collectibles; so when I think of how to sell your luxury home I know RealEstateAuctions.com is the way to go. Here are my top three reasons why anyone who owns a luxury or high-end property, who is thinking about selling, should consider selling by way of auction:

1. High-end marketing plan means much higher exposure.

A lot of agents, when they get a listing, will usually do a few basic things to get the property exposed. They will list the property on the MLS, create flyers and/or postcards and distribute to the 200 homes surrounding the property. The will  also post it to the web, usually in the form of Zillow, Trulia, and Craigslist. While these are good ideas and should of course be done, they aren’t the only efforts that should be made. In general, a property deserves a valiant marketing effort to generate attention and to get the best value for the seller.  At RealEstateAuctions.com our marketing includes the above as well as the company website with a dedicated customized listing page (this allows for local as well as nationwide and international exposure), all major real estate-focused websites, brochures, direct mail, social media, news releases, company newsletter, newspaper ads, TV and radio spots, billboards, and guerrilla marketing, depending on the marketing budget available for that listing.

2. Pre-qualified buyers with no contingencies.

Only qualified bidders are allowed to make offers on the property. This avoids the common pains that sellers experience when the buyer cannot perform and the property falls out of escrow and goes back on the market to start the traditional process all over again. In addition to having buyers who are ready to close, having no contingencies means just that. The buyer is ready to close because they have already completed their due diligence.

3. Pre-determined sales date.

By pre-determining the sale date your home will be marketed in the most efficient, direct and accelerated way possible so that you know when we schedule your auction event you will hear the word SOLD!
