Energy Efficiency - What is your HERS rating?

Written by Posted On Thursday, 25 February 2016 12:01

The HERS rating is becoming the industry standard to compare the energy efficiency of one home against another.  It’s a numerical reference point that it now being listed on the MLS (Multiple Listing Service) to indicate a home’s energy efficiency.  The lower the HERS rating, the better the home performs with regard to energy efficiency.  Anything in the 60’s is outstanding.

The standard for the HERS rating is the 2006 IECC (International Energy Conservation Code).  A home that meets the code has an index of 100.  A home with a HERS rating of 60 would be 40% more energy efficient than the reference home, or use 40% of the energy of the standard code home.

HERS ratings are assigned by an independent rater (usually an engineer) who renders a professional, unbiased report of his findings.  Most raters work for new construction builders who are building green homes.

Some of the new construction builders in Dallas are publishing average energy bills of $120 per month for a two-story home, and even lower for a single story. Calculate the savings over 30 years compared to a pre-owned home with an average energy bill of $400 and the energy savings can be enormous.
