A Nice Yard Equals A Quick Sell

So, you've decided to sell your home. You would think that after making that decision, the rest would be easy. I mean, making the decision to sell your home often involves quite a bit of lifestyle evaluation and usually some emotional wrestling. Once that hard work is behind you and you're ready to call a realtor, you can expect smooth sailing, right? Unfortunately, that's not quite the case.

A competent realtor will assist you greatly in the process by helping you determine what needs to be done to your house to make it appealing to buyers. Of course, many homeowners understand the suggestions of a fresh coat or two of paint along with some minor repairs. Re-arranging the furniture seems logical as does packing away some of your personal décor items. However, don't get so caught up in the interior of your house that you forget about the outside.

The very first thing that a potential buyer sees when he or she pulls up to your house is the yard. Many buyers may actually walk around the outside of a house before even stepping foot inside. But, remember, one of the ways that a buyer is convinced to visit your house in the first place is often through a photograph found online and one of the first photographs he or she will see is an exterior shot.

For those two reasons alone, sellers should make sure that their yards are in the best possible condition before any photos are taken or buyers are welcomed. However, there is another very good incentive to spruce up your yard before selling. Some call it curb appeal others refer to it as a first impression, but no matter what you call it, the buyer's perception of your house will be greatly influenced by the appearance of your house's yard.

You may wonder what the outside condition of a yard can say about a house. After all, it's just grass, some bushes, a few trees and maybe a flower bed or two. How important can their condition be? Simply put, if the potential buyer sees a well-cared for yard, it tells him or her that the owner of the house has carefully managed the maintenance of the property. An owner who takes the time to maintain and present a nice yard is also very likely to maintain and present a nice house. Potential buyers who see a nice yard and a nice house are more likely to turn into actual buyers.

Now that you're aware of the need to spend some time focusing on sprucing up the exterior of your house, you might be wondering when and where to start. It is best to begin your yardwork at least one to two months before you plan to show your property. That will ensure that the property looks well-groomed and not recently worked on.

Where to begin is somewhat up to the owner's preference. However, we'll begin with the lawn itself. Examine the grass for any bare spots or weed patches. Remove those weeds and spread grass seed as needed. You may also want to consider edging the lawn to give it a nice, crisp look. Of course, you'll want to make sure to keep the grass cut to a healthy-looking level. But, also be sure to keep the weeds trimmed. Each homeowner will have different needs when it comes to determining the best weed trimmer to use for this task.

Once the lawn is under control, turn your attention to trimming the trees and shrubs. This task can be time-consuming, but the effects are often fairly long-lasting and effective in producing great curb appeal. Next, move on to the flower beds. Remove any dead plants and replace them as needed. Don't forget to add mulch to the garden beds and consider adding a decorative potted plant in key areas such as entrances or in fence corners.

Lastly, be sure to clean all outdoor surfaces such as sidewalks, landscaping stones and outdoor furniture. More tips on preparing your yard for a quick and easy sale can be found here. Taking time to present a nice yard to buyers will increase your chances of a quick sale.
