HOW DO I SELL MY HOUSE | #ClosingTalk Ep. 18

Written by Posted On Tuesday, 14 June 2016 09:06

Every wonder how to sell your own house?  Many REALTOR's don't want you to know how to sell your home without them... But you have what it takes.

For those of you who don't know me, my name is Torey (some call me "T") and I help urbanites interested in real estate connect the dot's between what they think they know and what they really need to know to be successful in today's markets.  I have a passion for building businesses too.

I am assuming you are reading &/or watching this because you want to sell your own home.  You may or may not have gotten a boatload of mixed feedback from agent's or  seen many scammy ads to get you to list your FSBO (For Sale By Owner) with whatever MLS service you use.  They probably told you that you can not sell your home without them.  I am here to make your life easier and tell you how you can sell your own home.

As you are deciding whether or not to sell your own home, you need to understand why you want to sell the home on your own.  99% of time it is a money issue for the seller.  Now by understanding this, you need to look at the goal at hand and avoid being paralyzed by keeping money in your pocket.

I mean, will you save money, yes.  That being said, fully understand what you are getting yourself into before you spend money to sell on your own and then end up listing with an agent anyway.  By selling on your own, you are giving up market insight, transaction knowledge, deal structure intuition, risk that your screw up is all your fault, and a fairly significant amount of your own time.  Is this worth the 3% commission savings?  If so, read on.  If not, talk to a REALTOR you trust and list with them.

Assuming you are sticking with selling your own property.  The next thing to understand is "Do you want to sell your house for highest value?" or "Do you want to sell your house as cheaply as possible and do it your own way?"  If the second question describes your mindset, then stop reading here and know price is important.  I don't want to waste your time.  If you are trying to sell for max price, unfortunately that costs money.  It costs money because 90% of the marketing for any property is price.  If you are priced wrong, the property will never sell.  So what you need to look into is getting an appraisal done.

This appraisal is for your education only.  It is not a supplement for the buyer.  This is to let you know where you are getting a fair deal.  You will get the highest price for your home if you convey how reasonable you are to the other party.  People like to do business with fair people.  Strategically underpricing a property will never hurt you, but overpricing a property will cost you a lot of money and time.  The $450 appraisal cost will pay for itself.  Trust me.  For those of you who are looking at zillow zestimates:  Some are more accurate than others, but generally an un-intuitive computer algorithm will always steer you wrong.

Now that you better understand the magnitude of pricing, lets talk distribution.  If I were you, I would devote the majority of my budget to sell the property towards pricing. I would spend a nominal fee to post my property to the MLS, Zillow, and Trulia.  I would follow this up by calling local brokers  and telling them about my listing.  Yes, this is work, but you are selling your own home.  If you want top dollar and are not a part of the realtor community, you need to put yourself into it.

Lastly, you should strongly consider paying a buyer broker a full 3% commission.  Reason is, they know things you don't know, and your lack of experiences and resources will impact their ability to do their work.  If a good broker brings a qualified buyer, compensate them properly and it will save you a boatload of time and headache throughout the entirety of the transaction.  Who knows, you may make a friend for life!

WHAT I DO:  I save you time and energy by guiding you throughout the home buying and selling process.

HOW I DO IT:  I connect the dots between what you think you know and what you don't yet know but need to know.  The internet can make us feel like we know it all and don't need a real estate agent, when in fact what it actually does is it gives us much more information than we know what to do with.  I blend my proprietary insight gained through many conversations, observations, and years of experience with what you already know to create a useful action plan to get us from point A to point B.  For all of the moments in between those big moments, I rely on consistent communication to prevent your mind from wandering away, so we can stay laser-focused on the end goal.

WHAT MAKES ME DIFFERENT:  My approach.  I am a Millennial who understands real estate by internalizing why things work the way they do.  By understanding the "why", I can provide insight on a deeper level and align you with better opportunities in any market.  I get to understanding the "why" by working really hard and caring a lot about my clients and everyone around me.

ABOUT ME:  I became passionate about real estate when I thought it was really cool people owned big buildings (Even cooler that people paid the owners of those buildings more than what it cost them to own it).  From that day, I devoted a lot of time, effort, and energy to internalizing how to invest in real estate.  Flash forward to today:  I am not only continually learning on a daily basis, but i am also executing daily while paving my own path to spreading real estate insight and offering reliable real estate representation.
