It sharpens your focus on what truly matters. You stop caring about the open-concept layout for entertaining and start measuring bedrooms for cribs and calculating how many steps it is from the master bedroom to the kitchen for 2 a.m. feedings. You scrutinize the yard for fence-ability and locate the nearest 24-hour pharmacies.

This, powerful, instinct can also be exploited. Unscrupulous (pictures them twirling their mustaches) listing agents and sellers can sense the urgency. They know a pregnant buyer might waive contingencies or stretch their budget to secure the nest.

Your job is to harness that instinct for clarity, not let it cloud your judgment.

Pregnancy Brain Meets Mortgage Paperwork

Let's be blunt: pregnancy brain is real, documented, and it doesn't mix well with the most complex financial transaction of your life.

Over 80% of pregnant women report noticeable changes in memory and cognitive function (Kristina Klien Therapy). You might forget why you walked into a room or put the milk in the pantry. Now try juggling that with understanding loan estimates (Consumer Financial Protection Bureau, 2020), reviewing inspection reports riddled with jargon, and signing a mountain of disclosures.

This is where I learned to write in the DocuSign “notes” section exactly what the clients were about to sign. Let’s use a contingency removal as an example: “The document you are signing removes all of your contingencies and if you decide to cancel this transaction after you sign these papers you risk losing your earnest money deposit…”
